Prices and comparisons
This map is in the Area statistics tier: official small-area figures blended to stations, as the ACT publishes no free records of individual sales; Queanbeyan-Palerang, in New South Wales, is blended the same way, so the whole map has one method. Each price is a blend of area medians around a station, in nominal Australian dollars per home: not a median of individual sales, and not a price per square metre. The Australian Bureau of Statistics (ABS) publishes in its Data by region, for each statistical area (SA2, its suburb-sized area of about 10,000 residents) and each year to 30 June, the number of established house transfers and of attached dwelling transfers and their median prices. The ABS compiles them from sales data supplied by the research firm Cotality, which combines the land titles offices’ and Valuers-General’s records of sales with real estate agents’ data. A station’s price for a window is the median of the yearly medians of every SA2 its 1.2 km circle overlaps, each weighted by the SA2’s sales that year times the share of its area inside the circle, as if its sales were spread evenly over its area. The station’s count of sales is those weighted sales. These prices cannot be compared with the price per m² on other maps, and only loosely with maps built from individual sales.
Houses are the ABS’s established house transfers: detached houses on their own land. Units are its attached dwelling transfers: semi-detached, row and terrace houses, townhouses, flats, units and apartments; they have their own colour scale. There are no size or age filters, and no middle-50% range, as the source gives medians only. A median moves with the mix of homes sold. This is a blend of official statistics, not a valuation or a price index.
Prices require at least 5 weighted sales in a window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart). Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Area
The atlas covers the Australian Capital Territory (the ABS’s Greater Capital City Statistical Area for Canberra) and the whole council of Queanbeyan-Palerang in New South Wales, whose railway stations at Queanbeyan and Bungendore are on the line to Canberra and many of whose residents work in Canberra. The area filter narrows the map to one of the ACT’s districts, the ABS’s SA3s (Belconnen, Gungahlin, North Canberra and so on), or to Queanbeyan-Palerang. Lake Burley Griffin, an SA2 of its own with no homes, is shown as water.
Stations and statistical areas
The ABS figures record no station. Each station draws on every SA2 its 1.2 km circle overlaps, so neighbouring stations often share SA2s and their prices change gradually. A blended price is always one SA2’s median (or the mean of two), so neighbouring light rail stops whose circles are dominated by the same SA2 often show exactly the same price: in 2022–2024, 3 of the 16 priced stations share their house price with the next stop, and 12 their unit price. SA2s are coarser than suburbs, especially away from the city, so a station whose circle touches a large outer SA2 takes only a small share of its sales: Bungendore lies in a rural SA2 of about 3,000 km² (Queanbeyan Region, from 2021 Queanbeyan Surrounds) and takes about one sale a window, too few for a price. SA2s more than 1.2 km from every station are not shown. Years to June 2018 are published on the ABS’s 2016 SA2s and later years on its 2021 SA2s. Each year is blended on its own areas, so nothing is converted between the two, and the years to June 2019 and 2020, published on both, are taken from the newer, revised release. Some SA2s created in 2016 have no figures for the years to June 2015 and 2016.
Stations come from two timetables: Transport Canberra’s light rail, from Gungahlin Place to Alinga Street in the city (14 stops, opened in April 2019), and Transport for NSW’s, for NSW TrainLink’s Sydney–Canberra trains, which call at Canberra (in Kingston), Queanbeyan and Bungendore within the map. Platforms of one station count as one station. Each line is drawn from the timetable’s route shapes; choosing a line in the filter shows its stations.
The network is as of 2026, including when you view older prices. It does not reconstruct openings or closures, so a recently opened station shows sales from before it opened.
Time
Each window covers two years to 30 June: 2014–2016 is July 2014 to June 2016, and the last, 2022–2024, July 2022 to June 2024. The ABS’s current release runs to the year to June 2024; the year to June 2025 is not yet published. The ABS revises recent years as more sales records reach it. Comparisons with other maps, whose windows are calendar years, are only approximate.

Bungendore は約3,000 km²の農村の SA2(Queanbeyan Region、2021年からは Queanbeyan Surrounds)にあり、期間ごとの取引は約1件で、価格を示すには少なすぎる。
