Low confidence. Nominal values per home that lenders reported for mortgaged purchases (HMDA), blended across the census tracts around each station: not recorded sale prices, which Texas keeps confidential.

What the atlas measures

What the prices are

This is a Low confidence map. Texas does not make home sale prices public: no Texas law requires a deed to state the price, Texas has no transfer tax, and the prices that appraisal districts collect are confidential by law (Tax Code § 22.27, Government Code § 552.149). The prices here are therefore not recorded sale prices but the property values that lenders reported to federal regulators under the Home Mortgage Disclosure Act (HMDA) for the home purchases they financed: the value the lender relied on in making the loan, an appraisal or the purchase price, rounded to the midpoint of its $10,000 band.

A station's price is the median of these values in the census tracts around it. HMDA gives each loan's census tract but not its address, so each purchase counts at a station with the share of its tract's land that lies inside the station's 1.2 km circle, as the Finnish maps blend postal code areas: a tract half inside the circle counts each of its purchases as half. The station shows the weighted median and middle 50% of the values, and the weighted number of purchases as its count of sales. Nearby stations share tracts, so their prices are smoothed alike, and a purchase near several stations counts at each.

Values are per home, in nominal US dollars. HMDA records no floor area or building age and does not tell houses from condos, so there is no price per m² and no property filter; a station's median moves with the mix of homes bought. Never compare these values on one scale with the observed sale prices of other maps.

How close it comes to sale prices

Where recorded sales exist, these values track them closely. In Denver County, HMDA's yearly median ran 1–5% above the median of recorded sales in 2018–2025, and rose 34.5% from 2018 to 2024 against 36.9% for recorded sales. In King County (Seattle), it ran 0–2% above and rose 37.8% against 39.9%. Blended by tract around the Seattle map's stations in the same way as here, HMDA's station prices came within 10% of recorded sales' in 91% of station windows (Denver 93%). Against those maps' own station medians, where each sale counts at its nearest station, the median difference was +3% in Seattle and +4% in Denver, with half the stations between about −3% and +15%; most of that spread comes from blending by tract, not from HMDA.

Who is counted

Counted are originated loans for a home purchase, first liens, on site-built homes of one to four units (houses, townhouses, condominium units and buildings of two to four homes), with a property value of $10,000 to $20 million, for the buyer's principal residence. Not counted: purchases paid in cash, which HMDA does not record (in Denver and Seattle, mortgaged purchases were about 70–80% of recorded sales); loans by lenders too small to report; second loans on the same purchase; manufactured homes; buildings of five or more units; and, by default, second homes and investment purchases. The coverage notes above say how much adding those would change.

Prices require at least 5 weighted purchases in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more purchases is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few purchases, never a zero price.

Time

HMDA's public data has property values from 2018, so the map starts in 2018–19 and changes are measured from there. The windows 2014–15 and 2016–17 are kept so that every American map has the same periods, and are empty here. Windows are two calendar years by the year the loan was made, to 2024–25 (2025 from HMDA's snapshot of March 2026). HMDA places loans on the 2010 census tracts until 2021 and on the 2020 tracts from 2022, and each year is blended on its own tracts; where tracts were redrawn, a station's price can move a little at 2022 for that reason alone.

Area

The map covers Dallas, Tarrant, Collin and Denton counties: their cities and towns from the Census Bureau's incorporated places, each in the group of the county that holds most of it (Dallas, which reaches into Collin and Denton, is in Dallas County's), and each county's unincorporated land. The area filter lists the areas with a station; every city is outlined and named. HMDA's loans are read for the four counties; no station's circle reaches a census tract beyond them. Lakes and the wider rivers are cut from the land.

Stations and lines

Stations come from DART's timetable (GTFS): the Red, Blue, Green and Orange light rail lines, the Silver Line, the Trinity Railway Express (run by DART with Trinity Metro), the Dallas Streetcar and the M-Line Trolley, which DART's timetable carries for the McKinney Avenue Transit Authority; from Trinity Metro's timetable, TEXRail between Fort Worth and DFW Airport; and from DCTA's timetable, the A-train between Denton and Carrollton. Trinity Metro's server did not respond when the map was built, so TEXRail comes from an archived copy of its timetable dated June 2026 (Trinity Metro's feed of 26 May 2026, as archived by MobilityData on 4 June 2026); it is to be checked against the live timetable. Data provided by Trinity Metro is not warranted by Trinity Metro for accuracy or completeness and data is subject to change without notice. Platforms count at their station; stops of one line type and one name within 400 m are one station (the M-Line's stops on either side of a street are one); a station within 250 m of a station of another kind, or of the same name within 400 m, joins it as one interchange, which shares one price (EBJ Union Station with the streetcar, Fort Worth Central and T&P on the TRE and TEXRail, Trinity Mills with the A-train, DFW Airport, 12th Street, Downtown Carrollton and others). Timing points where trains neither pick up nor set down are left out. Lines are drawn from the timetables' shapes.

The network is as of October 2026, including when you view older prices. It does not reconstruct openings, closures or renamings: the Silver Line opened in 2025, for example.

Data provided by Trinity Metro is not warranted by Trinity Metro for accuracy or completeness and data is subject to change without notice.(Trinity Metro が提供するデータの正確さと完全さを Trinity Metro は保証せず、データは予告なく変わることがある。)
