Prices and comparisons

Each price is a median sale price per home, in nominal pounds, not a price per square metre: Scotland has no open record of individual sales with floor areas. Registers of Scotland publish, for each data zone (a small area of 500 to 1,000 residents) and calendar year, the number of residential sales at market value and their median and quartile prices. A station's price is the median of its data zones' medians over a two-year window, each zone counted once per sale. These prices cannot be compared with the price per m² on the English and Welsh maps.

A station's median moves with the mix of homes sold: flats and houses, large and small, count together, and there are no property type, size or era filters. Where a data zone had fewer than 5 sales in a year, Registers of Scotland do not publish its prices, and those sales are left out (about 2% of the sales in the windows). The middle 50% range pools each zone's lower quartile, median and upper quartile, each counted once per sale: exact for a station with one zone, an approximation across several.

This is an observed sample of sales, not a valuation or a price index.

Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.

Area

The atlas covers South Scotland: the eight councils of the Glasgow City Region (Glasgow, East and West Dunbartonshire, East Renfrewshire, Renfrewshire, Inverclyde, North and South Lanarkshire), the six of the Edinburgh and South East Scotland City Region (Edinburgh, East Lothian, Midlothian, West Lothian, Fife and the Scottish Borders), and Falkirk, which lies between them on both main lines. The Glasgow and Edinburgh links open this page centred on each; the area filter narrows it to one council.

Stations and distance

The data zone statistics record no station. Each data zone is placed at its population-weighted centre (Scottish Government, 2011 data zones) and counted at the nearest station within 1.2 km in a straight line. Zones further than that from every station are left out. Stations just outside the area take part, so a zone nearest one of them is not counted.

Stations come from NaPTAN. Stops with the same name within 400 m count as one station; Edinburgh Waverley with St Andrew Square, and Glasgow Queen Street with Buchanan Street, share one price area. Which lines call at each station comes from TfL’s National Rail route data, filled from public sources where it has none (the East Kilbride line, Robroyston, Leven, Cameron Bridge, Balgray, East Linton and Reston); Edinburgh Trams and the Glasgow Subway come from NaPTAN. The map draws the railway track as Ordnance Survey VectorMap District has it, with tunnels dashed, and does not show which line uses which track; choosing a line in the filter shows that line's stations.

The network is as of October 2026, including when you view older prices. It does not reconstruct openings or closures, so a recently opened station (Balgray in September 2026, the tram to Newhaven in 2023) shows sales from before it opened. IBM, on the Inverclyde line, has had no trains since 2018 and is left out.

Time

The data zone statistics run from 2004 to 2023, by date of registration with Registers of Scotland. The comparable windows use complete calendar years, 2006–07 to 2022–23, as on the other UK maps. Figures for 2024 are published only for the newer 2022 data zones and are not used yet.

Glasgow City Region の8自治体(Glasgow、East Dunbartonshire、West Dunbartonshire、East Renfrewshire、Renfrewshire、Inverclyde、North Lanarkshire、South Lanarkshire)、Edinburgh and South East Scotland City Region の6自治体(Edinburgh、East Lothian、Midlothian、West Lothian、Fife、Scottish Borders)と、両者の間にあって2本の幹線が通る Falkirk を含む。
