Prices and comparisons
This is an Area statistics map: its prices come from official figures for small areas, not from individual sales. Switzerland's land registers do not publish individual sales. Statistik Stadt Zürich, the city's statistics office, publishes for each of the city's 34 quartiers (Stadtquartiere) the median price per square metre of living area and the median price per flat of the condominium flats (Stockwerkeigentum) sold freehand each year, with the number sold, from the land registry's records of changes of ownership. The map uses these figures for 2009 to 2025; each year is a calendar year. Prices are in nominal Swiss francs and cover condominium flats only, not houses or whole apartment buildings.
Each station blends the quartiers its 1.2 km circle overlaps. A quartier's sales are taken to be spread evenly over its land (Lake Zurich left out), so it counts with its sales times the share of its land inside the circle, and the station shows the weighted mean of the quartiers' medians. It is an average of medians, not the median of the sales themselves, and not the price of sales at the station itself; neighbouring stations share quartiers, so their prices move together. Where a quartier had few sales the office publishes the number as a range (such as 1–3 or 15–21); the map counts it at the middle of the range.
Prices per home use the same blend of the quartiers' median prices per flat, published for the same sales. They are what buyers pay, but mix location with size.
A station's price moves with the mix of flats sold; it is not a valuation or a repeat-sales price index.
Prices require at least 5 sales, so counted, in a year. With 5–9 a price is marked indicative (a hollow dot on the map and the chart). No middle-50% range is shown, as the office gives no quartiles by quartier. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both years. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Area
The map covers the City of Zurich, its 12 Kreise and 34 quartiers, the area the figures cover. Stations beyond the city boundary, including the S-Bahn stations of the suburbs, are not shown: the city's figures say nothing about them, and no price is extrapolated. Quartier outlines are the city's Statistische Quartiere; Lake Zurich is taken out using Natural Earth's lakes. The Go-to buttons open the map centred on a district.
Stations and distance
Stations come from the Swiss national timetable (GTFS) published on opentransportdata.swiss: the S-Bahn Zürich lines (including the Sihltal-Zürich-Uetliberg-Bahn's S4 and S10) and the trams of VBZ, the Forchbahn and the Limmattalbahn; every station or stop in the city where a train or tram calls in the 2026 timetable, with the lines as that timetable numbers them (including VBZ's lines 50 and 51). Night S-Bahn trains, long-distance and regional express trains (whose stops in the city are all S-Bahn stations), funiculars and the Dolderbahn are not drawn as lines. The platforms of a station count as one station, tram stops of one name within 400 m as one stop, and a tram stop within 250 m of a railway station is joined to it. Tram stops are named without the timetable's 'Zürich, ' prefix. The timetable has no route shapes, so lines are drawn station to station.
The network is as of the timetable named, including when you view older prices. It does not reconstruct openings, so stations opened since 2009 show prices from before they opened.
Time
Statistik Stadt Zürich's quartier series starts in 2009. Each year on the slider is a calendar year of changes of ownership.

この地図は地域統計（Area statistics）の地図である。価格は個々の取引ではなく、公的な小地域の統計による。スイスの土地登記所は個々の取引を公開していない。チューリッヒ市統計局（Statistik Stadt Zürich）は、市の34の地区（シュタットクァルティーア）ごとに、毎年自由売買で取引された分譲マンション（区分所有住宅）の居住面積1㎡あたりの価格の中央値と1戸あたりの価格の中央値、および取引件数を、土地登記所の所有権移転の記録から公表している。この地図は2009年から2025年までの数値を使い、各年は暦年である。価格は名目スイスフランで、分譲マンションだけを対象とし、一戸建てや一棟の集合住宅は含まない。
各駅は、半径1.2 kmの円が重なる地区を合わせて示す。地区の取引はその陸地（チューリッヒ湖を除く）に均等に広がるとみなし、取引件数に円内の陸地の割合を掛けた重みで数える。駅の価格は各地区の中央値の加重平均である。中央値の平均であって取引そのものの中央値ではなく、駅そのものでの取引の価格でもない。隣り合う駅は同じ地区を共有するため、価格は一緒に動く。取引の少ない地区では、件数が範囲（1〜3、15〜21など）で公表される。この地図はその範囲の中央の値で数える。
1戸あたりの価格は、同じ取引について公表された地区ごとの1戸あたりの価格の中央値を同じ方法で合わせたものである。買い手が実際に払う額だが、立地と広さが混ざる。
駅の価格は取引された住戸の構成によって動く。評価額やリピートセールス価格指数ではない。
価格の表示には、こうして数えた取引が1年に5件以上必要である。5〜9件の価格は参考値として扱う（地図とグラフでは白抜きの点）。地区別の四分位は公表されていないため、中央50%の範囲は示さない。点が重なる所では、取引の多い駅を上に描く。価格の高い順・安い順のランキングには30件以上の駅エリアだけを載せる。変化率の比較には両方の年でそれぞれ20件以上が必要である。これらは実務上の目安であり、統計的な信頼性を保証するものではない。「—」は取引が少なすぎることを示し、価格ゼロを意味するものではない。
対象地域
対象はチューリッヒ市で、12の区（クライス）と34の地区からなり、統計の対象範囲にあたる。郊外の S-Bahn の駅を含め、市境の外の駅は示さない。市の統計はそれらについて何も示さず、価格を外挿することはしない。地区の輪郭は市の統計地区（Statistische Quartiere）で、チューリッヒ湖は Natural Earth の湖のデータで除いた。「移動」のボタンでその地区を中心に地図が開く。
駅と距離
駅は opentransportdata.swiss が公開するスイス全国時刻表（GTFS）から取る：S-Bahn チューリッヒの各線（ジールタール・チューリッヒ・ユートリベルク鉄道の S4 と S10 を含む）と、VBZ、フォルヒ鉄道、リマタール鉄道のトラムである。2026年の時刻表で市内の列車やトラムが停車するすべての駅・停留所を含み、路線はその時刻表の番号のとおりとする（VBZ の50系統と51系統を含む）。夜行の S-Bahn、長距離列車と地域快速（市内の停車駅はすべて S-Bahn の駅でもある）、ケーブルカーとドルダー鉄道は路線として描かない。駅のホームはまとめて1駅とし、同じ名前で400 m以内のトラム停留所は1つの停留所とし、鉄道駅から250 m以内のトラム停留所はその駅に合わせる。トラム停留所の名前からは時刻表の「Zürich, 」を除く。時刻表に経路の形がないため、路線は駅と駅を結んで描く。
路線網は上記の時刻表の時点のもので、過去の価格を見るときも同じである。開業はさかのぼって再現しないため、2009年以降に開業した駅でも、開業前の価格が表示される。
期間
チューリッヒ市統計局の地区別の系列は2009年から始まる。スライダーの各年は所有権移転の暦年である。
