Prices and comparisons

This is an Area statistics map: its prices come from official figures for small areas, not from individual sales. Estonia does not publish individual home sales. The Land and Spatial Board (Maa- ja Ruumiamet) publishes, from its transactions database of notarised deeds, statistics of apartment sales (korteriomandid sold as dwellings) for each settlement unit: Tallinn's 84 neighbourhoods (asum) and, elsewhere in Harju county, each village, small borough and town. For each calendar year it gives the number sold and the median price per square metre of floor area, which the map uses for 2014 to 2025, untrimmed. Prices are in nominal euros. Only apartments are counted: houses are sold with their land and are another of the Board's statistics. The map shows prices per m² only; the Board also publishes the median price per apartment, but blending those across areas of different flat sizes is not yet built.

Each station blends the areas its 1.2 km circle overlaps. An area's sales are taken to be spread evenly over its land, so it counts with its sales times the share of its land inside the circle, and the station shows the weighted mean of the areas' medians. It is an average of medians, not the median of the sales themselves, and not the price of sales at the station itself; neighbouring stations share areas, so their prices move together. In the countryside an area is a whole village, so a station's figure may reflect flats some distance away.

The Board hides a price where fewer than 5 apartments sold in an area and year; those sales are left out, while their number is published. Keila, Loksa and Maardu are given as whole towns.

Each area's figure is a median of recorded sales, not a valuation or a repeat-sales price index. A station's price moves with the mix of homes sold. The Board calls its statistics informative, not official, and revises them as records are corrected.

Prices require at least 5 sales, so counted, in a year. With 5–9 a price is marked indicative (a hollow dot on the map and the chart). No middle-50% range is shown, as the blend has no quartiles. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both years. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.

Area

The map covers Harju county, whole municipalities: Tallinn (shown by its eight districts), Harku, Saue, Rae, Viimsi, Saku, Kiili, Jõelähtme, Raasiku, Anija, Kose, Kuusalu and Lääne-Harju rural municipalities and the towns of Keila, Maardu and Loksa. Tallinn's neighbourhood outlines are the city's own; the other areas are Maa- ja Ruumiamet's settlement units. The Go-to buttons open the map centred on a town.

Stations and distance

Stations come from the national public transport register's timetables (GTFS): Elron's trains and Tallinn's six tram lines. The platforms of a station count as one station, tram stops of one name within 400 m as one stop, and a tram stop within 250 m of a station is joined to it (Balti jaam, which Elron calls Tallinn, and Tondi). Elron's lines are named by their end stations; services that run beyond the county keep their far terminus. Trolleybuses and buses are not mapped. Lines are drawn along the timetables' routes.

The network is as of the timetables named, including when you view older prices. It does not reconstruct openings, so the tram to the airport and its newer branches show prices from before they opened.

Time

The Board's apartment statistics go back to 2003; the map starts in 2014. Each year on the slider is a calendar year.
