Prices and comparisons
Each price is the median of total transaction price divided by recorded floor area, in nominal yen. The source rounds and anonymises transactions. This is an observed sample of sales, not a valuation or a repeat-sales price index. Changes in location, condition, age and size of the apartments sold can change a station's median.
Four views share the survey. Houses are 宅地(土地と建物) sales whose building is used as a home (住宅, shophouses included; whole apartment buildings, offices and unknown uses are left out), priced per m² of floor area (延床面積); the price includes the land. “All homes”, the view the map opens on, combines the two on that floor-area basis, and each station shows the mix. Land is 宅地(土地) in residential zones (住宅地), priced per m² of plot on its own colour scale; size and age filters do not apply to it. For every type, sales flagged with special circumstances are excluded, including those that take in a private road.
Only the MLIT survey series (不動産取引価格情報) is used. REINS contract data is not combined with it because the records can overlap. Explicit non-residential uses, special transaction circumstances, and invalid or censored prices/areas are excluded. Blank use fields are retained. Identical-looking records are retained because they can represent separate anonymised sales.
Prices require at least 5 observations in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Growth comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means insufficient observations or no comparable data, never a zero price. Unknown building ages remain in “All ages” and drop out when an age band is selected. Age is the transaction year minus the building year.
Time and geography
The extracts span 2005 Q3–2026 Q1. The comparable windows use complete calendar years from 2006 through 2025. Coverage varies by year and area, especially at the start of the series; the most recent observations can be revised by MLIT.
Station markers represent grouped railway stations, not property addresses. Station names are matched to the December 2024 railway dataset; municipality boundaries help resolve duplicate names. Operator-qualified names distinguish the two Asakusas, Wasedas and Gumyojis. The nearby same-name platform groups at Ikebukuro, Musashi-Kosugi, Ryogoku and Tokyo are pooled into one price area per name because the transaction source does not distinguish them. Station centroids over water are associated with the nearest municipality within approximately 300 metres; their coordinates are unchanged. Unresolved names remain in the coverage report. The railway map is fixed at that vintage, including when you view older prices; it does not reconstruct historical openings, closures or service patterns. Line names follow the official dataset, which can differ from passenger-facing service names. Where a service people know by name runs across several official lines, the atlas uses its operator's station list and draws its whole route: the Yamanote loop and the Keihin–Tōhoku, Saikyō, Yokosuka and Fukutoshin lines. A railway filter includes all transactions assigned to its stations, including interchanges.
Events on price histories
Numbered markers on a station's price history mark dated local events, such as a new line calling at the station. Each one links to its public source. They are context, not a claim that the event moved prices.
Names in English
Station and municipality names in English come from Wikidata (CC0). Municipalities are matched by their local government code, and stations by Japanese name within 3 km of the station. Stations Wikidata lacks, mainly Utsunomiya Light Rail stops, use the names in English Wikipedia's line articles. Line names are this atlas's own translations: operators keep their English brand spelling (Tokyu, Keio), and lines use Hepburn with long vowels marked (Tōyoko Line). Search ignores these marks, so “omiya” finds Ōmiya.

駅と市区町村の英語名は Wikidata(CC0)から取る。
