Prices and comparisons
Prices are medians of the home sales recorded by the City of Philadelphia's Department of Records, in nominal US dollars. The map opens on the price per home, the median sale price of the homes sold, which is what buyers pay but mixes location with size. The Per m² switch shows the median of sale price divided by floor area instead, from the sales whose property has a floor area in the Office of Property Assessment's records (see Floor areas).
Sales are the City's real estate transfers: every deed recorded from 2014, with its consideration (the price) and realty transfer tax. Only ordinary deeds count. Left out are sheriff's deeds (foreclosure and tax sales), land bank deeds, deeds of condemnation and the miscellaneous deed types (corrections, transfers without a sale and the like); deeds with a consideration under $10,000; deeds on which no realty transfer tax was paid, which are exempt transfers such as those between family members; and deeds of several properties together. A condo unit sold on one deed with its own condo parking spaces or storage units (OPA's building codes for them, within 150 m of the unit) is kept, as one sale of the unit at the deed's price. The City publishes no arm's-length flag, so some sales between related parties at a price may remain.
Each deed is linked to its property by the OPA account number on the deed, or, for most condo units, which the deeds list without one, by the registry map number. Deeds that cannot be linked to a property on the current OPA roll are left out.
This is an observed sample of sales, not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type, floor area or year built to compare like with like.
Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Property types
Types follow the Office of Property Assessment's category and building code, as of October 2026. Single-family houses are category 1 (single family) with a row, twin (semi-detached) or detached building code: mostly Philadelphia's rowhouses. 2–4 unit buildings are apartment buildings of 2 to 4 units and houses converted to flats, and category 2 (multi family) buildings with a house building code; each sale is of a whole building, so its price per home is the building's price. Condos are residential condominium units, one unit each.
Left out are the other types: mixed use (homes over shops), commercial and industrial property, vacant land, garages and parking, and apartment buildings of 5 units or more. Because OPA's records are current, a property is typed as it is now: a sale dated before its present building was built (the land, or a building since replaced) is left out, and a house since converted to flats counts as a 2–4 unit building.
Floor areas
Prices per m² use only sales with a floor area: OPA's total livable area of the property (for a condo, the unit), as recorded now. Square feet are converted at 0.0929 m². Sales with a floor area under 20 m² or over 2,000 m², or a price outside $200–40,000 per m², are left out of prices per m² only.
The floor area filter, per home too, counts only sales with a floor area. The year-built filter uses OPA's year built, often an estimate for older rowhouses, and each station shows the median year built of the homes sold.
Area
The map covers the City and County of Philadelphia, shown as the City Planning Commission's 18 planning districts in five groups (Center City and South, North, Northeast, Northwest, West and Southwest), whose names appear under each station. The Delaware and Schuylkill rivers are cut out of the land with the Census Bureau's area water. The Go-to buttons open the map centred on a neighbourhood.
Stations and distance
Each sale is placed at its property's position in OPA's records and counted at the nearest station within 1.2 km in a straight line; sales further than that from every station are left out, as in much of the Northeast and the far Northwest. Stations just outside the city, such as Regional Rail stations in Montgomery and Delaware counties and PATCO's Camden stations, take the sales nearest them but are not shown.
Stations come from SEPTA's timetable (GTFS) for Regional Rail, the Market-Frankford and Broad Street lines (with the Broad-Ridge Spur), the Norristown Line and the trolleys, and from PATCO's timetable for its Center City stations. Platforms count at their parent station, and stops of one name within 400 m are one station; a trolley stop's two sides of the street are one stop, without SEPTA's far-side and near-side marks. Stations of different networks within 250 m are joined as one interchange, which shares one price area under the name of Regional Rail, then the subway and elevated lines, then PATCO, then the trolleys: Gray 30th Street Station with the Market-Frankford Line's Drexel Station at 30th St, for example. Stops where no train or trolley picks up or sets down are left out. Lines follow the timetables' routes.
The network is as of October 2026, including when you view older prices. It does not reconstruct openings, closures or renamings.
Time
The deeds run from January 2014 to October 2026, dated by the deed's own date. The comparable windows use complete calendar years, 2014–15 to 2024–25; 2026 is held back until it is complete.

たとえば Gray 30th Street Station は Market-Frankford Line の Drexel Station at 30th St と合わせる。
