Prices and comparisons
Prices are medians of the home sales recorded by the Cuyahoga County Fiscal Officer, in nominal US dollars. The map opens on the price per home, the median sale price of the homes sold, which is what buyers pay but mixes location with size. The Per m² switch shows the median of sale price divided by floor area instead, from the sales whose parcel has a living area in the Fiscal Officer's records (see Floor areas).
Sales are the County's open sales layer, Cuyahoga Parcel Sales 2021 to Present: every transfer recorded from January 2021, with its price, date and deed type. The County publishes no earlier sales as open data, so the map's history starts in 2021: the windows 2014–15 to 2018–19 are empty, 2020–21 holds 2021 only, and changes are best read against 2020–21 or 2022–23.
The layer has no valid-sale or arm's-length flag, so a sale is judged by its deed and price. Counted are deeds of the kinds used for sales: general and limited warranty, survivorship, fiduciary, trustee's, executor's and administrator's deeds, at a price of $10,000 or more. Left out are quitclaim, sheriff's, receiver's, referee's (court-ordered) and gift deeds and other or unidentified deed types; deeds of several parcels for one price, as the layer repeats the deed's whole price on each parcel (the same date and price on parcels within 200 m of each other, or on four or more parcels; from 2024, when the County records the time of each transfer, the same date, time and price on any parcels); and a parcel sold again at the same price within a year, or again on the same day, which is usually a deed recorded again. Some sales between related parties at a price may remain, and a deed of two or three parcels far apart may be counted as separate sales.
This is an observed sample of sales, not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type, floor area or year built to compare like with like.
Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Property types
Types follow the Fiscal Officer's land use code for the parcel: single-family houses are one-family dwellings (5100); two- and three-family houses are two- and three-family dwellings (5200 and 5300), the duplexes and "up-and-down" doubles common in Cleveland, each sale being of the whole house, so its price per home is the house's price; condos are residential condominium units (5500), one unit each.
Left out are the other land uses: vacant land, mobile homes, homes built under the low-income housing tax credit (rent-restricted), apartment buildings, homes over shops, and commercial and industrial property. The land use, living area and year built are those the layer attaches to each sale, mostly as recorded at the latest reappraisal, so a parcel is typed as it is now; a sale dated before its building was built is left out.
Floor areas
Prices per m² use only sales with a floor area: the Fiscal Officer's total residential living area of the parcel (for a condo, the unit). Square feet are converted at 0.0929 m². Sales with a floor area under 20 m² or over 2,000 m², or a price outside $100–40,000 per m², are left out of prices per m² only; the lower limit is below other American maps' $200, as many sales of old houses in Cleveland are at a few hundred dollars per m².
The floor area filter, per home too, counts only sales with a floor area. The year-built filter uses the Fiscal Officer's year built (the oldest building's, where a parcel has several), and each station shows the median year built of the homes sold.
Area
The map covers Cuyahoga County: its cities, villages and townships from the Census Bureau's county subdivisions, with the City of Cleveland shown as its 15 wards in force from 2026 (Cuyahoga County's election wards), in three groups: Cleveland, the east side suburbs and the west side suburbs (west of the Cuyahoga River). The area's name appears under each station. Lake Erie's shore follows the Census Bureau's cartographic boundaries; rivers and lakes are cut out of the land with its area water. The Go-to buttons open the map centred on a neighbourhood or town.
Stations and distance
Each sale is placed at the centre of its parcel and counted at the nearest station within 1.2 km in a straight line; sales further than that from every station are left out, which is most of the county, as the rail network is small. All the stations are in the county.
Stations come from Greater Cleveland RTA's timetable (GTFS): the Red Line, from the airport through downtown to East Cleveland, and the Blue and Green lines, which run together from Tower City to Shaker Square and then on to Van Aken and to Green Road in Shaker Heights. Platforms count at their parent station, and stops of one name within 400 m are one station. Stations of the two networks within 250 m are joined as one interchange, which shares one price area: Tower City, Tri-C–Campus District (E. 34th) and E. 55th. The Waterfront Line, which runs only on event days such as Browns games, is left out. The HealthLine is a bus line and is not included. Lines follow the timetable's routes.
The network is as of October 2026, including when you view older prices. It does not reconstruct openings, closures or renamings.
Time
The sales run from January 2021 to October 2026, dated by the transfer date. The comparable windows use complete calendar years, 2020–21 (2021 only) to 2024–25; 2026 is held back until it is complete. The windows 2014–15 to 2018–19 are kept so that every American map has the same periods, and are empty here.
