Prices and comparisons
Each price is a median sale price per home, in nominal pounds, not a price per square metre: Northern Ireland has no open record of individual sales with floor areas. Land & Property Services publish, for each electoral ward (about 4,000 residents on average) and calendar year, the number of verified residential sales and, where there were at least 30, their median and quartile prices. A station's price is the median of its wards' medians over a two-year window, each ward counted once per sale. These prices cannot be compared with the price per m² on the English and Welsh maps. Where dots overlap, the station with more sales is drawn on top.
A station's median moves with the mix of homes sold: flats and houses, large and small, count together, and there are no property type, size or era filters. Where a ward had fewer than 30 sales in a year, Land & Property Services do not publish its prices, and those sales are left out (about 9% of the sales near stations in the windows). The middle 50% range pools each ward's lower quartile, median and upper quartile, each counted once per sale: exact for a station with one ward, an approximation across several.
Land & Property Services advise that these ward medians should not be used to measure price change over time: the homes a ward sells differ from year to year, and its median can swing with them (Malone ward's was £220,000 in 2014 and £353,346 in 2015). Read the Change view and the price histories with that in mind.
This is an observed sample of sales, not a valuation or a price index.
Every published ward price rests on at least 30 sales, so every station price here does too. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Area
The atlas covers Belfast and the six councils that send the largest shares of their commuters there: Lisburn and Castlereagh (48%), Antrim and Newtownabbey (37%), Ards and North Down (34%), Mid and East Antrim (21%), Newry, Mourne and Down (15%), and Armagh City, Banbridge and Craigavon (12%) (2011 Census). Northern Ireland's other four councils send under 7% and are not covered. The area filter narrows the map to one council.
Stations and distance
The ward statistics record no station. No population-weighted ward centre is published, so each ward is placed at the average position of its residential postcodes (ONS Postcode Directory, November 2024), which follows where its homes are, and counted at the nearest station within 1.2 km in a straight line. Wards further than that from every station are left out. Northern Ireland's railway reaches fewer places than Great Britain's, and its wards are larger than Scotland's data zones, so only about a fifth of the area's sales in the windows count at a station; some stations far from town centres, such as Newry and Moira, have none. Stations just outside the area take part, so a ward nearest one of them is not counted.
Stations come from Translink's station list (OpenDataNI), with the lines, current names and the stations it lacks (Belfast Grand Central, York Street, Cullybackey) from English Wikipedia's articles on the NI Railways lines. The map draws the railway track as OSNI's 1:50,000 mapping has it (surveyed 2001–2007), with tunnels dashed, including the Lisburn–Antrim line, closed to passengers since 2003. It does not show which line uses which track; choosing a line in the filter shows that line's stations.
The network is as of October 2026, including when you view older prices. It does not reconstruct openings or closures, so Belfast Grand Central (October 2024) and York Street (April 2024) show sales from before they opened, near the stations they replaced.
Time
The ward statistics run from 2005 to 2024, by year of sale. The comparable windows use complete calendar years, 2006–07 to 2022–23, as on the other UK maps; 2005 and 2024 are not used.

Lisburn and Castlereagh(48%)、Antrim and Newtownabbey(37%)、Ards and North Down(34%)、Mid and East Antrim(21%)、Newry, Mourne and Down(15%)、Armagh City, Banbridge and Craigavon(12%)(2011年国勢調査)。
