Prices and comparisons

Each price is the median price of the homes sold around a station, in nominal US dollars: per home, as the map opens, or per square metre of floor area for houses. Sales are the NYC Department of Finance's record of every property sale in the five boroughs (its annualized sales), with the price, date, building class at the time of sale, tax lot and, for buildings, gross square feet and year built. Homes are condo units, co-op apartments, one-family houses and two- and three-family houses.

A co-op sale is a sale of shares in the corporation that owns the building, which carry the right to live in one apartment. Its price leaves out the building's own mortgage, which owners pay through monthly maintenance, so a co-op usually sells for less than a similar condo. Co-op sales are included in the prices per home, as sales of homes; pick a property type to compare like with like.

Prices per square metre cover houses only. DOF gives the gross floor area of one-, two- and three-family houses (gross square feet × 0.0929), but none for condo units or co-op apartments, so their sales never enter the per-m² prices. Gross floor area is measured from the outside of the walls and counts every floor, so it is larger than the living area in listings.

Left out: rental apartment buildings sold whole; houses with a store or office; commercial units, parking, land and every other class; sales under $10,000, including the many transfers recorded at $0; sales of several lots for one price (the same price, date and tax block on more than one lot, as DOF lists each lot of one deed with the whole price); condo or co-op sales of more than one home; and house sales whose price per m² is outside $500–50,000. The coverage notes above give the numbers.

This is an observed sample of sales, not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type or the year a building was built to compare like with like.

Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.

Area

The map covers New York City's five boroughs, Manhattan, the Bronx, Brooklyn, Queens and Staten Island, from NYC Planning's borough boundaries with the water cut away; the area filter picks a borough. Neighbourhood names are NYC Planning's 2020 Neighborhood Tabulation Areas. The land beyond the city, in New Jersey, Westchester and Nassau, is drawn from the US Census Bureau's county boundaries. The Go-to buttons open the map centred on a neighbourhood.

Stations and distance

Each sale is placed at its building: from 2016 at the position DOF gives; in 2014 and 2015, which come without positions, at its tax lot in NYC Planning's PLUTO, or where the same lot or building was placed in another sale, or failing both at the middle of its tax block. Each sale counts at the nearest station within 1.2 km in a straight line; sales further than that from every station are left out, which leaves out much of Staten Island and eastern Queens.

Stations come from the MTA's timetables (GTFS) for the subway, the Staten Island Railway, the Long Island Rail Road and Metro-North. The platforms of a station count as one station, and subway stations of one name that the MTA links as one complex, such as the four of Times Sq-42 St, count as one. Differently named stations of a complex, such as 42 St-Port Authority Bus Terminal, stay stations of their own, as do stations of one name on different streets, such as the five 23 St stations, which are labelled with their lines. A railway station and a subway station within 250 m are one interchange, such as Penn Station, Grand Central, Jamaica and Woodside. LIRR and Metro-North stations outside the city take the sales nearest them but are not shown. Lines are drawn along the timetables' routes; PATH, NJ Transit and the ferries are not included.

The network is as of October 2026, including when you view older prices. It does not reconstruct openings, so recently opened stations, such as those of the Second Avenue Subway (2017) or Grand Central Madison (2023), show sales from before they opened.

Time

The sales run from January 2014 to December 2025: DOF's annualized files for 2014 and 2015 from nyc.gov, and its Citywide Annualized Calendar Sales Update on NYC Open Data from 2016. The comparable windows use complete calendar years, 2014–15 to 2024–25; 2026 is held back until DOF publishes the whole year.
