Prices and comparisons
Prices are medians of the home sales in the Metropolitan Council's regional parcel data, in nominal US dollars. The map opens on the price per home, the median sale price of the homes sold, which is what buyers pay but mixes location with size. The Per m² switch shows the median of sale price divided by floor area instead, from the sales whose parcel has a finished floor area in its county's records: every county except Hennepin, which supplies none from 2020 (its older floor areas are left out too, so each station's series is of one kind), so stations in Minneapolis, Bloomington and the rest of Hennepin County have no price per m² (see Floor areas). The City of Minneapolis map has prices per m² for Minneapolis from 2015 to 2020.
This is an observed sample of recorded sales (the atlas's Observed tier), not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type, floor area or year built to compare like with like.
Where the sales come from
The Council publishes each county's parcels once a year, each with the date and value of its last sale as the county records it. The map stacks the year-end snapshots of 2014, 2015 and 2017 to 2020, which the Minnesota Geospatial Commons published until 2025 and which are read here from the Internet Archive's copies, with the yearly snapshots of 2021 to 2025 and the current one, and keeps each sale once: a parcel's sale on one date (where two snapshots differ on its value, the later). A sale is missing when its parcel sold again before the next snapshot. The 2016 snapshot survives only in a format the build cannot read, so a 2016 sale is missing if its parcel sold again by the end of 2017. Tested against the City of Minneapolis's own sales files, the stacked snapshots miss 1.9% of the City's open-market (ratio-study) home sales of 2014 to 2017 (1.0–1.7% a year, 4.3% in 2016) and 2.0% of those of 2021 to September 2025 (0.8–3.8% a year), and 6.8% and 5.7% of all its home sales; the current snapshot alone would hold only 77% of the City's 2021 sales. No full City file covers 2018 to 2020.
The parcel data have no valid-sale flag. Unlike the City of Minneapolis map, which uses only the sales the City counts as open-market in its ratio study, this map cannot leave out sales between relatives, foreclosures and other transfers that were not on the open market, if their value was $10,000 or more. In Minneapolis, about a quarter (19–26% a year) of the City's 2021–2025 home sales that the snapshots hold are outside the City's ratio study, though the median of all the snapshots' Minneapolis sales stays within 3% of the City's ratio-study median in each year. Hennepin County dates its sales by month only.
Counted are sales of $10,000 or more of a house or townhouse, a two- or three-unit building or a condominium unit. Left out are the other uses; several parcels sold together for one price (the same date and price on parcels within 200 m of each other, or on four or more parcels); the same parcel sold again at the same price within a year, which is usually the same sale recorded twice; sales dated before the building was built; and sale dates after October 2026, which are errors.
Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Property types
Each county words its use classes differently; the map reads them together with the dwelling type. Houses and townhouses are single-family houses, townhouses, twin homes, lakeshore and seasonal homes and Anoka County's quadraminiums (units of four-unit buildings, each sold on its own). Two- and three-unit buildings are duplexes, double bungalows and triplexes, each sale being of the whole building. Condos are condominium units, including the market-rate co-operatives Hennepin and Ramsey counties class with them; limited-equity co-operatives, whose resale prices are capped, are left out. Left out are vacant land, apartment buildings of four or more units, commercial, industrial and farm property, and condo and townhouse garages and storage units. Types, floor areas and positions are those of the latest snapshot holding the sale. The year-end snapshots up to 2017 use the older MetroGIS field names and some different wording (Hennepin's condos are "Condominium" until 2019), which the map reads the same way; Washington County's 2014 snapshot has no sales, so its 2014 sales come from the 2015 one.
Floor areas
Prices per m² use only sales with a floor area: the county's finished floor area of the parcel's home (for a condo, the unit). Hennepin County supplies none from 2020, and its older floor areas are left out too, so a Hennepin station by the Mississippi, such as 50th St/Minnehaha Park or VA Medical Center, has a price per m² only from the St Paul or Dakota County homes across the river that are nearest to it. Square feet are converted at 0.0929 m². Sales with a floor area under 20 m² or over 2,000 m², or a price outside $300–40,000 per m², are left out of prices per m² only. The floor area filter, per home too, counts only sales with a floor area, so it leaves out Hennepin County. The year-built filter uses the county's year built, and each station shows the median year built of the homes sold.
Area
The map covers the Metropolitan Council's seven counties: Hennepin, Ramsey, Anoka, Dakota, Washington, Scott and Carver, as their cities and townships (the Census Bureau's county subdivisions), grouped by county; a city in two counties is shown in the one holding most of it. The area's name appears under each station. Lakes and rivers are cut out of the land with the Census Bureau's area water. The Go-to buttons open the map centred on a neighbourhood or town.
Stations and distance
Each sale is placed at its parcel's point and counted at the nearest station within 1.2 km in a straight line; sales further than that from every station are left out, which is most of the region, as the rail network is small. All the stations are in Hennepin and Ramsey counties.
Stations come from Metro Transit's timetable (GTFS): the METRO Blue Line, from Target Field through downtown Minneapolis, the airport and Bloomington to the Mall of America, and the METRO Green Line, from Target Field through the University of Minnesota and along University Avenue to Union Depot in downtown St Paul; the two lines share five stations downtown. Platforms of one name within 400 m are one station. The bus rapid transit lines (METRO A to F) are buses and are not included, and the timetable has no commuter rail (no Northstar). Trains of the Airport Shuttle, between the airport's two terminals, are left out; both terminals are Blue Line stations. Lines follow the timetable's routes.
The network is as of October 2026, including when you view older prices. It does not reconstruct openings, closures or renamings.
Time
The sales run from January 2014 to October 2026, dated by the sale date (Hennepin County's by month). The comparable windows use complete calendar years, 2014–15 to 2024–25; 2026 is held back until it is complete.
