Prices and comparisons
Prices are medians of the home sales recorded by the City of Detroit's Office of the Assessor, in nominal US dollars. This map is Observed, the atlas's first tier of confidence: each price is the median of individual recorded sales. The map opens on the price per home, the median sale price of the homes sold, which is what buyers pay but mixes location with size. The Per m² switch shows the median of sale price divided by floor area instead, from the sales whose parcel has a floor area in the Assessor's records (see Floor areas).
Sales are the Assessor's Property Sales: every sale it gathered for its yearly sales studies, with its price, date, terms of sale, the property's class at the sale and its position. The map uses the sales from January 2014 to October 2026. A sale counts when the Assessor coded its terms of sale as arm's length (code 03 of the State Tax Commission's terms of sale), at a price of $10,000 or more, of a single parcel and of the whole property. Left out are sales of several parcels; transfers to or from government bodies, such as the Land Bank and the tax foreclosure auction; foreclosures and sales by lenders; transfers within families, estates and trusts; sales the Assessor marked as outliers; other terms; sales under $10,000; the same sale listed twice; and a parcel sold again at the same price within a year, which is usually a deed recorded again. Sales under $10,000 were about one in six of Detroit's arm's-length sales in 2015–2017 (2–4% from 2019), so the early medians are those of the dearer homes sold then, and changes since 2014–15 understate the rise of the cheapest homes.
Downtown has few home sales: its offices, hotels and rental buildings are not sold as homes, and most of its condominiums are nearer one of a few stations, so many downtown stations have no price at all. The map's prices come mostly from Brush Park, Midtown, Lafayette Park, the riverfront and the North End.
This is an observed sample of sales, not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type, floor area or year built to compare like with like.
Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Property types
Only parcels the Assessor classed at the sale as residential improved, residential condominiums or residential Neighborhood Enterprise Zone homes count. Types follow the Assessor's present use code: single-family houses are single-family houses, row houses and halves of duplexes on their own parcel; two- to four-family houses are two-, three- and four-family houses, duplexes and income bungalows, each sale being of the whole house, so its price per home is the house's price; condos are residential condominium units, one unit each.
The type, floor area and year built are the Assessor's present records (Parcels (Current)), so a home is typed as it is now. Where the use code names no kind of home, the building style does; residential parcels with neither, mostly Neighborhood Enterprise Zone homes, count in All homes only. Sales of homes whose parcel is now vacant land (most often a house demolished since), of another use, such as apartment buildings, or no longer in the parcel file are left out, as are condominium units now recorded as vacant with no floor area (most likely parking or storage units) and a sale dated before its building was built.
Floor areas
Prices per m² use only sales with a floor area: the Assessor's total floor area of the parcel's home (for a condo, the unit). Square feet are converted at 0.0929 m². Many condominium units, most of them in Neighborhood Enterprise Zone buildings, have no floor area in the Assessor's records, so prices per m² cover about two thirds of the sales near the stations. Sales with a floor area under 20 m² or over 2,000 m², or a price outside $100–40,000 per m², are left out of prices per m² only; the lower limit is below other American maps' $200, as many sales of old houses in Detroit are at a few hundred dollars per m².
The floor area filter, per home too, counts only sales with a floor area. The year-built filter uses the Assessor's year built, and each station shows the median year built of the homes sold.
Area
The map covers the City of Detroit, as the Assessor's sales do. The suburbs, Hamtramck and Highland Park (two cities surrounded by Detroit) and Windsor across the Detroit River are grey and have no prices; a station near them counts only the Detroit sales around it. The city is shown as its seven council districts in force from 2026, and the name under each station is its neighbourhood (the City's 205 neighbourhoods, which also name the map's places). The shore follows the Census Bureau's cartographic outline of the city; rivers and lakes are cut out of the land with its area water. Windsor and Essex County, Ontario, are drawn from Statistics Canada's cartographic boundaries. The Go-to buttons open the map centred on a neighbourhood.
Stations and distance
Each sale is placed at the position the Assessor gives it (the centre of its parcel from the parcel file where it gives none) and counted at the nearest station within 1.2 km in a straight line; sales further than that from every station are left out, which is most of the city, as its rail network is small and central.
Stations come from three timetables (GTFS): the Detroit People Mover's 13 stations on its one-way loop around downtown, the QLine's 12 stops along Woodward Avenue from Congress St to Grand Blvd, and Amtrak's Detroit station in New Center, on the Wolverine. Platforms count at their parent station, and the QLine's stops for each direction are one station (Sproat St and Adelaide St, the two halves of one stop, are Sproat/Adelaide). Stations of different networks within 250 m are joined as one interchange, which shares one price area: Grand Circus Park, Campus Martius (with the People Mover's Cadillac Center), Congress St (with Financial District) and Baltimore St (with Amtrak's Detroit station). The QLine's published timetable ended on 31 December 2025 and no newer one has been published; the line still runs, so its stops and track are used as they stand. Amtrak's other stations (Dearborn and beyond) are outside the city and not shown. Buses (DDOT and SMART) are not included. Lines follow the timetables' routes.
The network is as of October 2026, including when you view older prices. It does not reconstruct openings, closures or renamings: the QLine opened in May 2017, so its stations' prices before then are of homes near the future line.
Time
The sales run from January 2014 to October 2026, dated by the sale date. The comparable windows use complete calendar years, 2014–15 to 2024–25; 2026 is held back until it is complete.

250 m以内の異なる路線網の駅は1つの乗換駅とし、1つの価格エリアを共有する:Grand Circus Park、Campus Martius(People Mover の Cadillac Center と)、Congress St(Financial District と)、Baltimore St(Amtrak のデトロイト駅と)。
