Prices and comparisons

Prices are medians of the home sales that Massachusetts cities and towns report to the Department of Revenue, in nominal US dollars. The map opens on the price per home, the median sale price of the homes sold, which is what buyers pay but mixes location with size. The Per m² switch shows the median of sale price divided by living area instead, from the sales with a usable living area (see Floor areas). It is an Observed map, the site's highest tier: every price is a median of individual recorded sales.

Every year each city and town reports its property sales to the Department of Revenue's Division of Local Services for the sales ratio studies behind the certification of its assessments (the LA3 sales report). Each sale carries the assessors' property class and, where they judged the sale not to be at arm's length, a letter code saying why. The map reads the sales of 2014 to 2024 through the Division's public LA3 Parcel Search (DLS Gateway): single-family houses (class 101), condominiums (102) and two- and three-family houses (104 and 105). A sale listed in more than one year's report counts once. The map keeps the sales without a code (the search's "valid sales") priced $10,000 or more. Left out are the sales the assessors coded as not at arm's length: family and intra-corporate sales, sales by court order and in bankruptcy, foreclosures and repossessions, sales to or by government or tax-exempt bodies, transfers of convenience, sales of part of a parcel or of an undivided interest, sales of several parcels (so a condo sold together with a separately deeded parking space drops out), sales affected by a deed restriction such as 40B affordable housing, private sales not on the market, repeat sales of the same home within the year, homes changed substantially before or after the sale, and others. The search lists buyers and sellers; the map never keeps their names.

This is an observed sample of sales, not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type, floor area or year built to compare like with like.

Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.

Property types

Types follow the state's property classes. Single-family houses are class 101. Condos are class 102, one unit each. Two- and three-family houses are classes 104 and 105, such as Boston's triple-deckers; each sale is of a whole building, so its price per home is the building's price. Left out are mobile homes (103), several houses on one parcel (109), apartment buildings of four units or more (111–125), mixed-use parcels, vacant land and every non-residential class.

Floor areas

Prices per m² use only sales with a usable living area. MassGIS's Level 3 property tax parcels give, for each town, the assessors' records: each parcel's use, living area (a condo's own unit) and year built. These are each town's latest records (most of fiscal year 2026, Boston's of fiscal year 2023), not the home as it was when sold, so a sale uses them only where the parcel's use there is the same kind of home and its building already stood in the year of the sale. Sales of parcels not found in the town's table (since split, merged or renumbered) have no floor area and count per home only, and so do all sales in Wilmington and Woburn, whose tables give a building's gross area but no living area. Boston's table, of fiscal year 2023, lacks condos completed since, so Boston's prices per m² for 2023–24 cover fewer new condos; prices per home are not affected. Square feet are converted at 0.0929 m². Sales with a floor area under 20 m² or over 2,000 m², or a price outside $300–50,000 per m², are left out of prices per m² only.

The floor area filter, per home too, counts only sales with a floor area. The year-built filter uses the assessors' year built, and each station shows the median year built of the homes sold.

Area

The map covers every Massachusetts city and town with an MBTA subway, light rail or commuter rail station, and every town whose land lies within reach of one, so that every sale that can count at a station is included: 112 cities and towns in seven counties, grouped by county in the town list. The towns and the coast are the US Census Bureau's 1:500,000 county subdivisions, without the water in its TIGER/Line area water layer: Boston Harbor and the bays, the Charles, Mystic and other rivers, and lakes and reservoirs of 1 km² or more. The town list shows the towns that have a station. The Go-to buttons open the map centred on a neighbourhood, city or town.

Stations and distance

Each sale is placed at its parcel's MassGIS location point and counted at the nearest station within 1.2 km in a straight line. Sales from 2018 carry their parcel's location in the report itself; for earlier sales, and the few without one, the map takes the location of the same parcel in the town's MassGIS assessor table, matching parcel numbers once each town's way of writing them (separators and leading zeros) is allowed for. Sales further than 1.2 km from every station, sales whose parcel cannot be found, and the few placed more than 1 km outside their own town, are left out. Almost every sale is placed (99% from 2014 to 2017, all but a handful from 2018), except Foxborough's of 2014–2017, whose parcel numbers have since changed, and Devens's before 2018, as MassGIS publishes no table for Devens.

Stations come from the MBTA's timetables (GTFS): the Red, Orange and Blue lines, the Green Line's B, C, D and E branches, the Mattapan line and the commuter rail lines. The seasonal CapeFLYER to Cape Cod and the Foxboro event trains are left out, as are stops that trains only pass. The Silver Line, a bus rapid transit line, is not a railway and is not included. Platforms are grouped by the MBTA's own stations, which already join its interchanges, such as Park Street, Downtown Crossing, North Station, South Station and Back Bay, where the stations share one price area. Stations that are close but listed separately, such as Boylston and Chinatown, stay separate, and each sale counts at the nearer one. The commuter rail's four stations in Rhode Island (Pawtucket/Central Falls, Providence, TF Green Airport and Wickford Junction) have no sales source here: they are not shown, but a Massachusetts sale nearer one of them does not count at another station. Lines are drawn from the timetables' shapes.

The network is as of October 2026, including when you view older prices. It does not reconstruct openings, such as the Green Line Extension to Union Square and Medford/Tufts (2022) and the South Coast Rail stations to Fall River and New Bedford (2025), or closures since 2014.

Time

The sales run from January 2014 to December 2024. Towns report each year's sales with their assessments two years later, and 2025's sales are not yet posted, so the last window, 2024–25, holds 2024 alone. The other windows use complete pairs of calendar years, 2014–15 to 2022–23.

Park Street、Downtown Crossing、North Station、South Station、Back Bay
