Prices and comparisons
Spain publishes no individual home sales. The Colegio de Registradores, the association of Spain's land registrars, publishes in the Ayuntamiento de Madrid's statistics database (Banco de Datos), for each of the city's 131 barrios and each year, the mean declared price per square metre of the homes sold and the number of sales, for all homes, new homes and used homes. The prices are those declared in the deeds of sales of whole homes recorded in the city's land registries, which hold about 96–98% of each year's sales. Prices are in nominal euros.
This map is Area statistics, not Observed: official small-area figures blended to stations, because no individual sales are open. Each station blends the barrios its 1.2 km circle overlaps. A barrio's sales are taken to be spread evenly over it, so it counts with its sales times the share of its area inside the circle, and the station shows the weighted mean of the barrios' mean prices per m²: the average price of the sales so counted. It is not a median, and not the price of sales at the station itself; neighbouring stations share barrios, so their prices move together. The map has its own colour scale, not shared with maps of individual sales.
A barrio's mean is published only where it rests on at least 15 sales; sales in a barrio and year without a published price are left out, and so are the few barrio-years the series shows with a price of zero. The registrars also publish each barrio's mean floor area, but no mean price per home, so the map shows prices per m² only.
This is an average of declared prices, not a valuation or a repeat-sales price index. A station's price moves with the mix of homes sold, so pick new or used homes to compare like with like.
Prices require at least 5 sales, so counted, in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart). No middle-50% range is shown, as the series gives no quartiles. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Area
The map covers the municipality of Madrid: its 21 districts and 131 barrios, as the city draws them. The registrars' barrio figures cover only the city, so stations beyond it, in the suburbs the Metro and Cercanías reach, are not shown. The Go-to buttons open the map centred on a neighbourhood.
Stations and distance
Stations come from the Consorcio Regional de Transportes de Madrid (CRTM): the Metro from its network layers (stations and their lines updated May 2026, track April 2026), as its Metro timetable expired in May 2026; Metro Ligero and Cercanías from its timetables (GTFS, October 2026). A Metro station's platforms on different lines count as one station, and stations of different networks within 250 m are one interchange, such as Sol, Atocha, Nuevos Ministerios and Chamartín. Lines are drawn along CRTM's routes.
The network is as of 2026, including when you view older prices. It does not reconstruct openings, so a station opened recently shows prices from before it opened.
Time
Barrio figures run from 2016 to 2025; from 2007 to 2015 the registrars' figures are published by district only, and are not used. The windows use complete calendar years, 2016–17 to 2024–25, so changes are measured from 2016–17. In 2017 the city redrew the barrios of Vicálvaro and created Ensanche de Vallecas in Villa de Vallecas, and the series files 2016 under today's barrios, so those two districts' 2016 figures are left out and their 2016–17 window rests on 2017.
