Prices and comparisons
This is a Low confidence map: its prices are one figure for each commune, not individual sales and not small-area statistics, and every station in a commune shares that figure. Luxembourg publishes no individual sales and no sale prices below the commune. The Observatoire de l'Habitat, with STATEC, publishes for each commune with at least 10 sales in a year the number of sales and the mean recorded price per square metre of existing apartments and of apartments sold off plan (VEFA, at the 3% VAT rate), from the notarial deeds. The map uses these figures for 2018 to 2025 (each year a calendar year) as two property types, existing apartments first, never mixed. The prices are means, not medians, in nominal euros, and cover apartments only. They include the price of garages, parking and cellars sold with the apartment (the Observatoire's separate 'refined' series models those out and is not used). Communes with fewer than 10 sales in a year have no price that year (about 1,600 of 24,700 existing-apartment sales and 1,000 of 9,800 off-plan sales).
A station takes the mean of the communes its 1.2 km circle overlaps that have a published price, weighted by the area of each inside the circle, as the Melbourne map weights its suburbs by area alone. Communes are large, so most stations show the figure of the commune they lie in. The capital, Luxembourg City, is one commune: the 2025 figure, based on 672 existing-apartment sales across the whole commune, is the price of every station and tram stop in it (the Observatoire does not publish districts such as Kirchberg or Bonnevoie); the sales shown for a station are those behind its communes' figures, not sales near the station. Neighbouring stations share communes, so their prices move together, and a figure moves with the mix of apartments sold.
There is no Per home view: the source publishes prices per square metre only.
A station's price moves with the mix of flats sold; it is not a valuation or a repeat-sales price index.
A price needs a commune with at least 10 sales in the year, the Observatoire's own rule, so the 'indicative' marker for 5–9 sales never applies. No middle-50% range is shown: the Observatoire's price range per commune (the lowest and highest price after dropping the 5% of prices at each end) is not used. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30 sales behind them; change comparisons require at least 20 in both years. These practical thresholds do not establish statistical confidence. A dash means no commune within reach has a published price, never a zero price.
Area
The map covers all of Luxembourg's 100 communes. Stations outside the country (such as Thionville, Longwy, Arlon and Trier) are not shown: the Observatoire says nothing about them, and no price is extrapolated. Commune outlines are Eurostat GISCO's LAU 2024. Four small communes that merged in 2023 (Bous, Waldbredimus, Grosbous, Wahl) are listed apart before then; their few published figures (26 sales) are left out of the earlier years. The Go-to buttons open the map centred on a town.
Stations and distance
Stations come from the national public transport timetable (GTFS) of the Administration des transports publics on data.public.lu: Luxtram's line T1 and the CFL's trains (RB, RE, IC, TER), with CFL lines named by their end stations; every station or stop in Luxembourg where a train or tram calls in the timetable, and a line needs three stations in the country. Buses are not shown. The platforms of a station count as one station, and a tram stop within 250 m of a station is joined to it. The names drop the timetable's ', Gare' and '(Tram)'. The timetable's route shapes draw the lines.
The network is as of the timetable named, including when you view older prices. It does not reconstruct openings: Luxtram opened in December 2017 and has been extended since, and several stations opened later than 2018, yet show prices from before they opened.
Time
The map uses 2018 to 2025, calendar years of deeds. Earlier years exist in the source (from 2007) but their communes, before the 2018 mergers, do not match today's outlines. A 12-month series to the second quarter of 2026 is published but overlaps 2025 and is not used.
