What a price is here
Los Angeles County publishes no sale prices, so this map reads them from the Assessor's yearly rolls. Under Proposition 13 a home is reassessed when it changes owner, and California law presumes its purchase price to be its value (Revenue and Taxation Code § 110(b)). The prices here are therefore the values the Assessor recorded at each sale, presumed by law to be the purchase price, not prices read from the deeds. They are in nominal US dollars.
Each roll, made on 1 January, is read for the homes whose last transfer was recorded in the year before and whose land and buildings both took a new base year then; the rolls of 2015 to 2026 give the sales of 2014 to 2025. A home sold in January–June has had one year's inflation factor (2% or less, set by the State Board of Equalization) added by the next roll, which is taken off again. The factor used for each roll is confirmed on the rolls themselves: it turns most values back into whole thousands of dollars, as prices usually are. Transfers that are not reassessed, such as between spouses, into a trust or from parent to child, are not sales and are not counted.
A few transfers that are not market sales may still slip in: gifts and inheritances outside those exclusions, foreclosures and other forced sales are valued at an appraisal rather than a price, and an owner over 55 or disabled may carry over the value of a former home (Propositions 60, 90 and 19). A home sold twice in one year shows only its later sale. Left out: values under $10,000; homes with no building value on the roll; homes built more than a year after the transfer; homes recorded the same day as a land, commercial or apartment parcel on the same Assessor's map page, which were probably sold with it, so their value is only part of one price; ten or more homes of one type on one map page recorded the same day, which are bulk transfers whose values are shares of one price; Mills Act historic homes, whose value is restricted rather than the price; and parcels without a position.
The map opens on the price per home, the median value of the homes sold, which is what buyers pay but mixes location with size. The Per m² switch shows the median of value divided by floor area instead, from the sales whose floor area the Assessor publishes (see Floor areas).
Confidence
Observed: each price belongs to one recorded sale, not a model or an area statistic, but it is the Assessor's value at the sale rather than the price written on the deed.
This is an observed sample of sales, not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type, floor area or year built to compare like with like.
Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Property types
Types follow the use code on the roll of each sale. Single-family houses are parcels with a single-family use code, including houses in planned developments. Condos are condominium units and condo conversions, with a few co-operative and own-your-own units, one unit each. 2–4 unit buildings are duplexes, triplexes and fourplexes; each sale is of a whole building, so its price per home is the building's price. Left out are apartment buildings of five units or more, manufactured homes, vacant land, commercial and industrial property, parcels with only minor improvements, and use codes the roll does not describe.
Floor areas
Prices per m² use only sales whose floor area the Assessor publishes on the roll of the sale: the main building's area, or for a condo the unit's. A parcel with more than one building is left out of prices per m², as its area covers only the main building, and so are floor areas under 20 m² or over 2,000 m² and values outside $200–60,000 per m². Square feet are converted at 0.0929 m².
The floor area filter, per home too, counts only sales with a floor area. The year-built filter uses the roll's year built for the main building, and each station shows the median year built of the homes sold.
Area
The map covers Los Angeles County. The area list follows the County's Countywide Statistical Areas: the City of Los Angeles in parts by the Department of Public Health's Service Planning Areas (San Fernando Valley (LA), Central LA, West LA, South LA and Harbor), and the other cities and the unincorporated communities, grouped by their Service Planning Area (Antelope Valley, San Fernando Valley, San Gabriel Valley, Central, Westside, South, East and South Bay). The name under each station is the statistical area around it: a community of the City of Los Angeles, such as Downtown, Hollywood or Koreatown, or a city or unincorporated community; a station named after a community within about 200 m of it, such as Mariachi Plaza / Boyle Heights, is placed in that community. Lakes, reservoirs and harbours are cut out of the land with the US Census Bureau's area water. The area list shows the areas that have a station. The Go-to buttons open the map centred on a neighbourhood or city.
Stations and distance
Each sale is placed at its parcel's centre as the roll gives it (a condo at its building's). Each sale counts at the nearest station within 1.2 km in a straight line; sales further than that from every station are left out. Metrolink stations just outside LA County, such as Fullerton and Buena Park in Orange County, take the sales nearest them but are not shown.
LA Metro Rail stations (the A, B, C, D, E and K Lines) come from Metro's rail timetable (GTFS), grouped by station, and Metrolink stations from Metrolink's timetable. A Metrolink station within 250 m of a Metro station is joined to it as one interchange, which shares one price area under the Metro station's name: L.A. Union Station with Union Station, for example. Metro's G and J Line busways run buses and are not shown. Lines are drawn from the timetables' shapes.
The network is that of the October 2026 timetables, including when you view older prices. It does not reconstruct openings: the K Line, the Regional Connector stations, the A Line east of Azusa and the D Line's Wilshire stations west of Western opened after 2014, so their older prices are from before the trains came.
Time
The sales run from January 2014 to December 2025, from the rolls of 2015 to 2026 read on 31 October 2026. The comparable windows use complete calendar years, 2014–15 to 2024–25. Sales of 2026 wait for the 2027 roll.
