Prices and comparisons

This is an Area statistics map: its prices come from official figures for small areas, not from individual sales. Portugal publishes no individual home sales. Statistics Portugal (INE) publishes, for each parish (freguesia) of the Lisbon and Porto metropolitan areas, the median value per square metre of the family dwellings sold in the last 12 months and the number sold, quarterly, from the tax authority's records of property transfers (Estatísticas de preços da habitação ao nível local, 2022 methodology). The map uses the figures for the 12 months to each December, 2019 to 2025: each year is the calendar year. Prices are in nominal euros. There is no price per home: INE publishes only the median price per m² and the number of sales for parishes, not the prices or floor areas of the homes sold, and converting with an assumed size would make the figures partly invented.

Each station blends the parishes its 1.2 km circle overlaps. A parish's sales are taken to be spread evenly over its land, so it counts with its sales times the share of its land inside the circle, and the station shows the weighted mean of the parishes' medians. It is an average of medians, not the median of the sales themselves, and not the price of sales at the station itself; neighbouring stations share parishes, so their prices move together.

INE withholds a parish's median where it had too few sales; those sales are left out, while the number of sales is published. The parishes are INE's of 2013 (the 2025 reorganisation is not in this series).

This is a median of observed sales, not a valuation or a repeat-sales price index. A station's price moves with the mix of homes sold.

Prices require at least 5 sales, so counted, in a year. With 5–9 a price is marked indicative (a hollow dot on the map and the chart). No middle-50% range is shown, as INE gives no quartiles by parish. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both years. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.

Area

The map covers the Área Metropolitana de Lisboa, whole municipalities: Lisboa, Amadora, Cascais, Loures, Mafra, Odivelas, Oeiras, Sintra and Vila Franca de Xira north of the Tagus (INE's Grande Lisboa), and Alcochete, Almada, Barreiro, Moita, Montijo, Palmela, Seixal, Sesimbra and Setúbal south of it (the Península de Setúbal), the area INE publishes by parish. Parish outlines are Eurostat GISCO's Local Administrative Units for 2024, which are INE's parishes, generalised for maps at 1:1 million, so a parish's share of a station's circle is approximate. The Go-to buttons open the map centred on a town.

Stations and distance

Stations come from the operators' timetables (GTFS): Metropolitano de Lisboa (four Metro lines), CP – Comboios de Portugal (the Sintra, Cascais, Azambuja and Sado urban lines, and the Alfa Pendular, Intercidades, InterRegional and Regional trains, each one line), Fertagus, Metro Transportes do Sul and Carris's six tram lines; every station or stop where a train or tram calls in the 2026 timetables. Carris's funiculars and the Santa Justa lift are left out. The platforms of a station count as one station, stations of the same name within 400 m in different timetables (CP's 'Lisboa Oriente' and the Metro's 'Oriente') as one, tram stops of one name within 400 m as one stop, and a tram stop within 250 m of a station is joined to it. CP's timetable drops accents, so its station names take Wikidata's spelling where the names match. CP's urban lines are named by their end stations. Lines are drawn along the timetables' routes, or station to station for CP, whose timetable has none.

The network is as of the timetables named, including when you view older prices. It does not reconstruct openings, so stations opened since 2019 show prices from before they opened.

Time

INE's parish series with this methodology starts with the 12 months to December 2019. Each year on the slider is a calendar year.
