Prices and comparisons
Prices are medians of the home sales recorded by the Cook County Assessor's Office, in nominal US dollars. The map opens on the price per home, the median sale price of the homes sold, which is what buyers pay but mixes location with size. The Per m² switch shows the median of sale price divided by floor area instead, from the sales whose floor area the Assessor publishes (see Floor areas).
Sales are the Assessor's parcel sales from 2014: deeds recorded with the Cook County Clerk, matched to parcels. Left out are the sales the Assessor's own filters flag (prices under $10,000; deed types that are not arm's-length, such as quit claims and executor's deeds; the same parcel sold again within 365 days), sales of several parcels on one deed, and condo parking spaces and common areas sold alone. A condo unit sold on one deed with its own parking spaces or storage units (parcels in the same building that the Assessor marks as parking or storage) is kept, as one sale of the unit at the deed's price; per m² uses the unit's floor area. The Assessor notes that its sales may still include some transactions that are not arm's-length.
This is an observed sample of sales, not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type, floor area or year built to compare like with like.
Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Property types
Types follow the Assessor's property classes. Single-family houses are classes 202–209 and 278 (detached houses by storeys, age and size), 234 (split-level houses), and 210 and 295 (townhouses and row houses). 2–6 unit buildings are classes 211 (apartment buildings with 2 to 6 units, such as Chicago's two-flats and three-flats) and 212 (mixed-use buildings with up to 6 units); each sale is of a whole building, so its price per home is the building's price. Condos are class 299, one unit each.
Left out are the other residential classes: vacant land (200), garages (201), co-operatives (213), bed-and-breakfasts (218, 219), farm buildings (224), single-room-occupancy buildings (225), homes on commercial land (236), farmland (239, 240), vacant land beside a house (241), improvement and minor-improvement classes (288, 290) and condo buildings before division (297). Apartment buildings of 7 units or more are in the Assessor's multi-family classes (3xx) and not included.
Floor areas
Prices per m² use only sales with a published floor area. For houses and 2–6 unit buildings it is the building square feet of all the parcel's buildings in the year of sale. For condos it is the unit's square feet, which the Assessor began collecting in 2021 and so far publishes for about one unit in seven in Chicago and two in three in the suburbs; a unit's area is used for all its sales. Condos, especially in central Chicago, are therefore thin per m², and All homes per m² holds fewer condos than All homes per home. Square feet are converted at 0.0929 m². Sales with a floor area under 20 m² or over 2,000 m², or a price outside $200–40,000 per m², are left out of prices per m² only.
The floor area filter, per home too, counts only sales with a floor area. The year-built filter uses the Assessor's year built (for a parcel with several buildings, that of the largest), and each station shows the median year built of the homes sold.
Area
The map covers Cook County. The City of Chicago is shown as its nine sides, built from its 77 community areas, whose names appear under each station. Suburban municipalities are the US Census Bureau's incorporated places (cities, towns and villages, from its 1:500,000 cartographic boundary file), clipped to Cook County and grouped by the township most of their parcels lie in, into the north, northwest, west, southwest and south suburbs; the rest of the county is unincorporated. The area list shows the municipalities that have a station. The Go-to buttons open the map centred on a neighbourhood or town.
Stations and distance
Each sale is placed at its parcel's centroid, from the Assessor's parcel universe, and counted at the nearest station within 1.2 km in a straight line; sales further than that from every station are left out. Stations just outside Cook County, such as commuter rail stations in DuPage and Lake counties, take the sales nearest them but are not shown.
'L' stations come from the City of Chicago Data Portal's list of 'L' stops, grouped by station with the list's names, lines and positions; where several stations share a name, the list's descriptive name tells them apart, such as Western (Pink Line). 'L' lines are drawn from the portal's 'L' line layer. Commuter rail stations and lines come from Metra's timetable (GTFS): stops of one name within 400 m are one station, and lines follow the timetable's routes. A commuter rail station within 250 m of an 'L' station is joined to it as one interchange, which shares one price area under the 'L' station's name.
The network is as of October 2026, including when you view older prices. It does not reconstruct openings or closures. State/Lake, which closed on 5 January 2026 for a rebuild expected to last until about 2029, is left out, while Lake on the Red Line stays.
Time
The sales run from January 2014 to October 2026; the Assessor adds sales twice a month, often months after they are recorded. The comparable windows use complete calendar years, 2014–15 to 2024–25; 2026 is held back until it is complete.
