Prices and comparisons
This is a Low confidence map: its figures are not sale prices. Germany publishes no individual sales. In North Rhine-Westphalia the valuation committees (Gutachterausschüsse für Grundstückswerte), which receive a copy of every property sale contract, publish Immobilienrichtwerte: for each zone, a value in euros per square metre of living area for a standard owner-occupied flat of that zone, derived from the sales in their register but standardised. The committees describe it as a calculated figure, not the market value of any home. The map uses the zones of owner-occupied flats (Teilmarkt Eigentumswohnungen) valued on 1 January 2017 to 2026; each year's values reflect the sales of the year before. No numbers of sales are published.
Since 2023 Essen's committee sets one standard flat for the whole city: built in 1962, about 69 m² of living area. From 2017 to 2019 its standard was a 65 m² flat with a build year and residential location chosen zone by zone, on other zones. So the value is for a standard flat, not the median of the flats actually sold, and zones with an older standard flat read lower than they would with a newer one. Each station shows the standard build year of the zones it blends, weighted by area.
Each station blends the zones its 1.2 km circle overlaps, weighted by the area of overlap alone, as no sales exist to weight by: the station shows the area-weighted mean of the zones' standard values. Zones must cover at least 5% of the circle. Neighbouring stations share zones, so their values move together. Stations count zones, not sales, so no sales thresholds apply: every station with a value is ranked and compared.
The map has its own colour bands and is never on one scale with maps of recorded prices. As a check, the city's mean recorded price of resold flats in NRW's Grundstücksmarktdaten is compared with these standard values; it is at the same level (within 40%). No map of recorded flat prices exists in Germany to test the station values against.
Area
The map covers the City of Essen, the area its committee values. Stations beyond the city boundary are not shown: the city's zones say nothing about them, and no value is extrapolated. Place names are the zones' Ortsteile. The Go-to buttons open the map centred on a district.
Stations and distance
Stations come from the national timetable of DELFI e.V. (NeTEx), as converted to GTFS by gtfs.de: the S-Bahn Rhein-Ruhr and regional trains, the Ruhrbahn's Stadtbahn (U11, U17, U18) and its trams; every station or stop in the city where they call in the 2026 timetable. Line types are set from the line names (U and a number: Stadtbahn; a three-digit number: tram; S: S-Bahn; RE and RB: regional trains), as the timetable types some Stadtbahn lines as trams. Long-distance trains, buses and night lines are left out; a line needs three stations in the city. The platforms of a station count as one station, stops of one name within 400 m as one stop, and a Stadtbahn or tram stop within 250 m of a railway station is joined to it. Lines are drawn station to station.
The network is as of the timetable named, including when you view older values. It does not reconstruct openings.
Time
Each year on the slider is a valuation date, 1 January. Essen's zones start on 1 January 2017, so its earliest window is 2017 (Düsseldorf and Dortmund start in 2011). The state files hold no zones for Essen on 1 January 2020, 2021 and 2022: those years are left empty, never filled in. The standard and the zones changed in 2023, so comparisons across 2019–2023 mix two definitions; the preset compares with 2023.

地名は地区の Ortsteil(市区)である。
