Prices and comparisons
This is an Observed map (street-placed sales): its prices are medians of individual recorded sales, each placed on the street its address names. Ireland's Property Services Regulatory Authority publishes every residential sale declared for stamp duty since 1 January 2010 in the Residential Property Price Register, with the date, the address as written, the county, the price, whether it was a full market price, whether VAT is excluded and whether the home is new or second-hand; Eircodes appear on most sales from 2021. It gives no names, no coordinates and no floor areas. The map uses the County Dublin sales from 1 January 2010 to 23 October 2026, the latest in the register when it was built. Prices are in nominal euros.
Only second-hand homes sold at full market price count. New homes are left out: their prices are shown without VAT, and new schemes change the mix. Sales the register marks as not at full market price, and records covering several homes, are left out too. The register gives no building age or home type (house or flat).
Per home only. The register has no floor areas (it gives a size band only for some new homes), so no price per m² exists, and assumed sizes are never used to make one.
Placing the sales. The register's addresses are free text, so each is matched, offline, to the streets, housing estates and place names mapped in OpenStreetMap: the first part of the address that is a known street or estate is used, but only where exactly one place of that name in and around County Dublin fits the address's own locality (a suburb, village or townland named in it) or, where it names none, its postal district or Eircode routing key. Same-named streets that cannot be told apart, and addresses naming no street that can be found (often an apartment building's name), are counted and left out, never guessed. About 82% of the market sales are placed, at much the same rate in every year. No public geocoder is queried.
A sale's house is unknown but its street is, so each sale counts at every station whose 1.2 km circle its street reaches, with the share of the street's length inside the circle (a housing estate, placed at its centre, counts whole or not at all). The station shows the weighted median of those sales, with the middle 50% from 10 weighted sales. The median placed street is about 360 m long; long roads spread a sale over several stations.
This is a median of observed sales, not a valuation or a repeat-sales price index. A station's price moves with the mix of homes sold, and addresses naming only an apartment building are less often placed, so flats are somewhat under-represented.
Prices require at least 5 weighted sales in a year. With 5–9 a price is marked indicative (a hollow dot on the map and the chart). Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both years. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
The network is the National Transport Authority's timetable of June 2026, including when you view older prices. It does not reconstruct openings, so Luas Cross City (2017) and the newer stations (Pelletstown, Kishoge) show prices from before they opened.
Time
Each step on the slider is a calendar year, from 2010, when the register starts. 2026 runs to 23 October. Changes run from 2010 at the earliest.
Area
The map covers County Dublin's four local authorities: Dublin City, Dún Laoghaire–Rathdown, Fingal and South Dublin, with Tailte Éireann's outlines. Stations just over the county boundary (Bray and the Kildare and Meath commuter towns) are left out, as their sales are recorded under other counties. The Go-to buttons open the map on a town centre.
Stations and distance
Stations and lines come from the National Transport Authority's GTFS timetables for Irish Rail and Luas: the DART, the Northern, Maynooth, Kildare and South Eastern lines, and the Luas Red and Green lines, every stop served inside County Dublin. A Luas stop within 250 m of a railway station is joined to it. Lines are drawn along the timetable's shapes.
