Prices and comparisons

Prices are medians of the home sales recorded by the District of Columbia's Office of Tax and Revenue (OTR), in nominal US dollars. The map opens on the price per home, the median sale price of the homes sold, which is what buyers pay but mixes location with size. The Per m² switch shows the median of sale price divided by floor area instead, from the sales whose property has a floor area in OTR's appraisal records (see Floor areas).

Sales are OTR's sale history from its Computer-Assisted Mass Appraisal (CAMA) system: every sale of a property on the current assessment roll, with its date and price. Only sales that OTR marks as qualified count, which are the sales it treats as arm's-length market sales. Left out are unqualified sales (among them transfers between related parties, foreclosures and most sales of several properties together), sales under $10,000, and any remaining group of properties in one square sold on one day for one identical price, taken as one sale of several properties. A condo unit sold that way with only condo parking units is kept, as one sale of the unit at that price. Rows repeated in the data count once.

Sales are linked to their property by its square, suffix and lot (SSL). The sale history covers properties on the current roll only, so the earlier sales of lots since merged, divided or turned into condominiums are missing.

This is an observed sample of sales, not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type, floor area or year built to compare like with like.

Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.

Property types

Types follow OTR's use code for each property, as of October 2026. Single-family houses are the row, semi-detached, detached and other single-family codes: mostly DC's rowhouses. 2–4 unit buildings are flats and conversions of fewer than 5 units; each sale is of a whole building, so its price per home is the building's price. Condos are residential condominium units (horizontal, vertical, duplex and detached, including the units OTR codes as investment condos), one unit each.

Left out are the other types: residential mixed use (homes over shops), apartment buildings of 5 units or more, commercial and industrial property, vacant land, and garages and parking. Co-operative apartments are shares in a building that is one property on the roll, so their sales are not in the data. Because OTR's records are current, a property is typed as it is now: a sale dated before its present building was built (the land, or a building since replaced) is left out, and a house since converted to flats counts as a 2–4 unit building.

Floor areas

Prices per m² use only sales with a floor area, as recorded now: for houses and 2–4 unit buildings, the gross building area in CAMA Residential (of all the property's buildings); for condos, the unit's living area in CAMA Condominium. Square feet are converted at 0.0929 m². Sales with a floor area under 20 m² or over 2,000 m², or a price outside $200–40,000 per m², are left out of prices per m² only.

The floor area filter, per home too, counts only sales with a floor area. The year-built filter uses CAMA's actual year built, and each station shows the median year built of the homes sold.

Area

The map covers the District of Columbia, shown as the Office of Planning's 46 neighborhood clusters, named here by their first three neighbourhoods and grouped by the 2022 ward that holds most of each cluster; the cluster's name appears under each station. The Potomac and Anacostia rivers are cut out of the land with the Census Bureau's area water. The Go-to buttons open the map centred on a neighbourhood.

Stations and distance

Each sale is placed at its property's address point in DC's Master Address Repository (the middle of the property's address points; a condo unit at its own address, or else at its building's lot) and counted at the nearest station within 1.2 km in a straight line; sales further than that from every station are left out, as in much of upper Northwest and east of the Anacostia. Metro stations just outside the District in Maryland and Virginia, such as Silver Spring, Capitol Heights and Rosslyn, take the sales nearest them but are not shown.

Stations come from DC GIS's Metro Stations and Metro Lines layers for Metrorail's six lines, and from MDOT MTA's MARC timetable (GTFS) for MARC trains. A MARC station within 250 m of a Metro station joins it as one interchange, which shares one price area under the Metro name: MARC's Union Station joins Metro's. Stops where no train picks up or sets down are left out. Metro lines follow DC GIS's line layer and MARC lines the timetable's routes. The DC Streetcar closed on 31 March 2026 and is not on the map; Virginia Railway Express is not included.

The network is as of October 2026, including when you view older prices. It does not reconstruct openings, closures or renamings.

Time

The sales run from January 2014 to October 2026, dated by their sale date. The comparable windows use complete calendar years, 2014–15 to 2024–25; 2026 is held back until it is complete.
