Prices and comparisons
Prices are medians of the home sales recorded by the City and County of Denver, in nominal US dollars. The map opens on the price per home, the median sale price of the homes sold, which is what buyers pay but mixes location with size. The Per m² switch shows the median of sale price divided by floor area instead, from the sales with a published above-grade living area (see Floor areas).
Sales are the City's real property sales and transfers: deeds recorded with the Clerk and Recorder, matched to parcels by the Assessor. Denver flags no sales as qualified or arm's-length, so only warranty and special warranty deeds are used, the deeds of ordinary market sales; quitclaims, personal representative's, trustee's and public trustee's (foreclosure) deeds and the rest are left out, as are prices under $10,000 (including $0 transfers) and deeds of several parcels: the data do not label any parcel as a unit's own parking or storage, so a condo sold on one deed with parking spaces is left out too. Sales made before the building now on record was built are left out too: the parcel then held an older building, since replaced, or was land. Some sales that are not arm's-length may remain.
This is an observed sample of sales, not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type, floor area or year built to compare like with like.
Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Property types
Types follow the Assessor's property classes in the sales table. Single-family houses are the SFR grades (classes 112–119, detached houses by construction grade, with or without a basement or garden-level room). Rowhouses and townhomes are classes 190–199, condos 102–109 (one unit each). Class 101 units have no living area and sell for a fraction of a unit's price: they are parking and storage spaces, left out when sold alone. 2–8 unit buildings are duplexes (123), triplexes (133) and buildings of 4 to 8 units (143, 163); each sale is of a whole building, so its price per home is the building's price.
Left out are apartment buildings of 9 or more units, commercial and industrial property, vacant and residential land, condo storage units and common elements, and mobile homes.
Floor areas
Prices per m² use only sales with a published floor area: the above-grade living area of the Assessor's residential characteristics (all of a parcel's buildings; basements are not counted), else the parcel layer's residential above-grade area, in square feet. Floor areas outside 20–2,000 m² and prices outside $200–40,000 per m² are left out of prices per m². The characteristics are as currently assessed, not as at each sale, so a house enlarged since its sale is measured at its present size.
The floor area filter, per home too, counts only sales with a floor area. The year-built filter uses the Assessor's year built (for a parcel with several buildings, that of the largest), and each station shows the median year built of the homes sold.
Area
The map covers the City and County of Denver, the union of its 78 statistical neighbourhoods, whose names appear under each station and make the area list (the neighbourhoods with a station). Denver International Airport is the long arm to the northeast. The land around it, in Adams, Arapahoe, Jefferson and the other counties, is drawn grey from the US Census Bureau's cartographic boundary file. The Go-to buttons open the map centred on a neighbourhood.
Stations and distance
Each sale is placed at the centroid of its parcel's outline, from the City's parcel layer, and counted at the nearest station within 1.2 km in a straight line; sales further than that from every station are left out. Stations just outside Denver, such as those in Aurora, Lakewood and Englewood, take the sales nearest them but are not shown. Sales of parcels no longer in the parcel layer (divided, merged or renumbered since) have no position and are left out.
Stations and lines come from RTD's timetable (GTFS): light rail and commuter rail (the A, B, G and N lines), platforms grouped by their parent station under the platforms' public name. Stations of one name within 400 m are one station, and a light rail station and a commuter rail station within 250 m share one price area. Lines are drawn from the timetable's routes.
The network is as of October 2026, including when you view older prices. It does not reconstruct openings or closures. Stations that no train serves in the October 2026 timetable are left out: the downtown loop and Welton Street stations (Theatre District/Convention Center, 16th & California, 16th & Stout, 18th & California, 18th & Stout, 20th & Welton, 25th & Welton, 27th & Welton and 30th & Downing) and Colfax at Auraria, closed while the D, H and L lines are suspended from 7 June 2026 for RTD's Downtown Rail Reconstruction.
Time
The sales table starts in 2015, so the first window, 2014–15, holds 2015's sales only. The sales run from January 2015 to October 2026. The comparable windows use complete calendar years, 2014–15 to 2024–25; 2026 is held back until it is complete.
