Prices and comparisons
Prices are medians of the home sales in the Florida Department of Revenue's tax roll sale data files, in nominal US dollars. The map opens on the price per home, the median sale price of the homes sold, which is what buyers pay but mixes location with size. The Per m² switch shows the median of sale price divided by living area instead, from the sales with a usable living area (see Floor areas).
Each year's tax roll carries a sale data file listing the deeds recorded in the county, with the property appraiser's use code and a qualification code that says whether the sale was at arm's length. The map takes each year's sales from the final file of the following year's roll, which lists that year in full: 2014 from the 2015 roll, up to 2025 from the 2026 roll. It keeps only the sales that the county property appraisers qualify as arm's length and that the Department uses in its sales ratio studies (codes 01 and 02), of parcels recorded as improved at the time of sale, priced $10,000 or more, and not part of a sale of several parcels. Left out are sales disqualified on the deed (quit claim, tax and corrective deeds, sales to or from banks and government bodies, part interests, estates and others), sales disqualified on documented evidence (between relatives or affiliates, forced sales, atypical market exposure and others), qualified sales whose property changed significantly afterwards (splits, combinations, new construction and renovation, code 03) and sales still pending. The sale data files carry no names. The method is the same as on the Miami map.
This is an observed sample of sales, the atlas's Observed tier (medians of individual recorded sales), not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type, floor area or year built to compare like with like.
Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Missing years
The Department posts only the current roll on its portal. The sale data files of earlier rolls used here are copies it placed in the portal's public records folders for earlier requests, which hold every roll from 2015 to 2025 for Orange and Seminole counties but only some for Osceola and Volusia. Osceola County's sales of 2014–2017 and 2022–2024 and Volusia County's sales of 2014–2017 are therefore missing, and they are never estimated. A station whose 1.2 km circle reaches one of these counties shows no price in a window that lacks one of its years, whichever county its sales come from: Tupperware, Kissimmee and Poinciana in 2014–15, 2016–17, 2022–23 and 2024–25, and DeBary and DeLand in 2014–15 and 2016–17. There the map, the chart and the tables show a gap, as for too few sales, and the station's details say why. A request to the Department for the missing rolls would fill these windows.
Property types
Types follow the Department of Revenue's use codes. Condos are code 004, one unit each. Single-family houses are code 001, which also covers townhouses not set up as condominiums (those are code 004). Small multi-family buildings are code 008, buildings of 2 to 9 units such as duplexes; each sale is of a whole building, so its price per home is the building's price. Left out are mobile homes (002), co-operatives (005), retirement homes (006), other residential uses (007), common areas (009), apartment buildings of 10 units or more (003), vacant land and every non-residential use.
Floor areas
Prices per m² use only sales with a usable living area. The Department's 2026 name-address-legal (NAL) file gives each parcel's total living or usable area and its actual year built. As these describe the parcel in 2026, a sale uses them only where the parcel still has the same use code and its building already stood in the year of the sale; sales of parcels since split, merged, rebuilt or renumbered have no floor area or year built, and count per home only. Square feet are converted at 0.0929 m². Sales with a floor area under 20 m² or over 2,000 m², or a price outside $300–50,000 per m², are left out of prices per m² only.
The floor area filter, per home too, counts only sales with a floor area. The year-built filter uses the actual year built, and each station shows the median year built of the homes sold.
Area
The map covers Orange, Seminole, Osceola and Volusia counties, the whole length of SunRail from DeLand to Poinciana. Areas are the US Census Bureau's incorporated places (cities and towns, from its 1:500,000 cartographic boundary file), clipped to the counties and grouped by county; the rest of each county is unincorporated. The land is the Census Bureau's 1:500,000 county outlines without the water in its TIGER/Line area water layer: the St Johns River and other rivers, and lakes of 0.5 km² or more, such as Lake Monroe, Lake Jesup, Lake Apopka and East Lake Tohopekaliga. The area list shows the places that have a station. The Go-to buttons open the map centred on a town.
Stations and distance
Each sale is placed at the centre of its parcel's outline in the Department of Revenue's 2026 GIS parcel maps of the four counties, joined by parcel number, and counted at the nearest station within 1.2 km in a straight line; sales further than that from every station, and sales of parcels missing from the maps, are left out. Orange County's parcel numbers in the sale files of its 2015–2023 rolls give the range, township and section in the reverse order to the 2026 maps, so they are reordered to match; every reordered number points to the same parcel as the sale's state parcel number. Every station is in one of the four counties, and no station's circle reaches another county.
Stations come from the timetables (GTFS): SunRail's 17 stations from the Florida Department of Transportation's, read from the Mobility Database's copy of it because SunRail's own server refuses automated downloads, and Brightline's Orlando International Airport station from Brightline's. A station of another network within 250 m would join it as one interchange; none does. Amtrak is not shown: in Central Florida its trains call at SunRail stations (Orlando Health/Amtrak, Winter Park, Kissimmee and DeLand) and at Sanford's Auto Train terminal, which carries only passengers travelling with a car. Lines are drawn from the timetables' shapes.
The network is as of October 2026, including when you view older prices. It does not reconstruct openings: SunRail opened between DeBary and Sand Lake Road in 2014 and reached Poinciana in 2018 and DeLand in 2024, and Brightline reached Orlando in 2023.
Time
The sales run from January 2014 to December 2025, from the final sale data files of the 2015 to 2026 rolls where they exist (see Missing years). The 2026 roll's file also lists the first months of 2026; those sales are held back until the year is complete. The comparable windows use complete calendar years, 2014–15 to 2024–25.
