Prices and comparisons

This is an Observed map: its prices are medians of individual recorded sales. South Korea's Ministry of Land, Infrastructure and Transport (MOLIT) publishes every reported home sale, with the district (gu or gun) and dong, the road name, the complex or building name, the floor area, the contract month, the price, the year built and, if the contract was cancelled, the date. It gives no coordinates and no names of buyers or sellers. The map uses Busan's sales with contract dates from 2015 to 2025, in two types: apartments (아파트) and villas (연립다세대: row and multi-household houses, usually low-rise blocks of flats). Cancelled contracts are left out, and so are direct deals (직거래, sales made between the parties without an agent, recorded from November 2021), which are counted apart in the coverage report. Prices are in nominal won.

Detached houses are not shown. MOLIT also publishes detached and multi-unit houses (단독다가구), but their lot numbers are masked and most of the alleys they stand on (번길) have no name in OpenStreetMap, so fewer than 70% of them can be placed even on their road. They are placed and counted in the coverage report, not mapped.

Two types, never pooled. The Property type menu chooses one; each has its own prices and counts, per m² of exclusive floor area (전용면적). Per home is the total price of the home sold.

Placing the sales. Each record is matched, offline, to OpenStreetMap. An apartment is placed at the building that carries its road address, or else at the complex of its name in its dong (tier A, about 54% of apartment sales, mostly at complex level); otherwise it is spread along its road inside its dong (tier B, about 44%). Villas are placed along their road only (about 90%), as few of their buildings have addresses in OpenStreetMap. A road found only as a whole road in the district, not inside the dong, is counted and left out, as are roads not found at all. An apartment name found only elsewhere in the district is never used to place a sale. Busan's address points seldom name their dong, so the dong's extent is OpenStreetMap's administrative dong of the same name (MOLIT's numbered legal dongs such as 서대신동2가 are taken as their whole dong) together with the address points tagged with it; in Gijang-gun, whose villages (리) have no outline, sales are placed within their town (읍 or 면). Road pieces are therefore longer than in Seoul (median about 1 km for apartments, 470 m for villas). No geocoder is queried.

A tier A sale counts at the nearest station within 1.2 km of its building or complex. A tier B sale is spread along its road: each 25 m of the road counts at the nearest station within 1.2 km, so the sale is weighted by the share of its road nearest each station. The station shows the weighted median, with the middle 50% from 10 weighted sales, and the share placed at the building in its table. Spreading along roads was tested against building positions on the same apartment sales: station medians moved by a median of under 4% with no lean either way, though one in ten moved by more than 22%, so a single station-year can be noisier than in Seoul. The western and old-town districts (Seo-gu, Jung-gu, Dong-gu, Yeongdo-gu), Geumjeong-gu and Gijang-gun have few mapped complexes, so their apartments are placed mostly along roads.

This is a median of observed sales, not a valuation or a repeat-sales price index. A station's price moves with the mix of homes sold, such as Haeundae's new high-rise towers or small flats near universities. The station figures are Ekinomics' own calculation from the individual records, not MOLIT's official statistics, which MOLIT asks to be used for figures published elsewhere; MOLIT provides the records for reference only.

Prices require at least 5 weighted sales in a year. With 5–9 a price is marked indicative (a hollow dot on the map and the chart). Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both years. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.

The network is OpenStreetMap's as mapped in November 2026, including when you view older prices. It does not reconstruct openings, so stations opened since 2015 (the Donghae Line's metro service and Line 1's extension to Dadaepo) show prices from before they opened.

Time

Each step on the slider is a calendar year of contract dates, from 2015 to 2025. Changes run from 2015 at the earliest.

Area

The map covers Busan city only, its 15 districts (gu) and Gijang-gun, with OpenStreetMap's outlines. Gimhae, Yangsan and Ulsan are not included, and stations outside the city (most of the Busan–Gimhae Light Rail) are left out. The Go-to buttons open the map on a district centre.

Stations and distance

Stations are OpenStreetMap's railway stations in Busan served by a line of the Busan urban railway network: Lines 1 to 4, the Donghae Line (Korail's commuter service, shown as its own line) and the Busan–Gimhae Light Rail. Stations of one name within 500 m share one price area. Names are shown in English; the Korean names are kept in the data and found by the search.
