Prices and comparisons
Each price is the median of sale price divided by floor area, in nominal euros. Sales come from DVF (Demandes de valeurs foncières), the record of property sales that France's tax authority (DGFiP) publishes as open data, in the structured form Cerema publishes as DVF+ open data, which keeps every year since 2014. The floor area is the one the tax records hold for the home (surface réelle bâtie).
Only sales of one apartment or one house are used, with or without a parking space or cellar sold with it. Off-plan sales (VEFA), exchanges, auctions, expropriations, sales of several homes and sales that include business premises are left out, as are floor areas under 9 m², prices under €15,000 and prices per m² outside €800–40,000. A parking space or cellar sold with a home is in its price but not its floor area.
This is an observed sample of sales, not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold: a block of new flats resold, or more houses sold than usual, can shift it. “All homes” mixes apartments and houses, so pick a property type to compare like with like. DVF records no building age, so there is no era filter.
Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Area
The map covers the whole Bouches-du-Rhône département: Marseille, Aix-en-Provence, Aubagne, the coast to La Ciotat, and the towns around the Étang de Berre out to Arles. The Go-to buttons open the map centred on a town.
Stations and distance
DVF places each sale on its cadastral parcels, and DVF+ gives their centre. Each sale is counted at the nearest station within 1.2 km of it in a straight line; sales further than that from every station are left out, and so are sales whose nearest station lies outside the département.
Metro and tram stations come from RTM's GTFS timetables published by the Aix-Marseille-Provence metropolis (Licence Ouverte 2.0), and railway stations and the services calling there from SNCF's national timetables (ODbL). Stops with the same name within 400 m count as one station, and a railway station within 250 m of a metro or tram station counts as one interchange with it. The map draws the metro and tram lines from RTM's data and the railway track from SNCF Réseau's line shapes (ODbL), without saying which service uses which track; choosing a line in the filter shows its stations. Railway services carry SNCF's names, mostly their end points; services calling at fewer than three stations on the map are left out of the filter.
The network is as of October 2026, including when you view older prices. It does not reconstruct openings or closures, so a recently opened station shows sales from before it opened.
Time
The October 2026 release of DVF+ runs from January 2014 to June 2026. The comparable windows use complete calendar years, 2014–15 to 2024–25; 2026 is held back until it is complete.
