Prices and comparisons

Spain publishes no individual home sales. The Basque Government's Estadística de Compraventa de Inmuebles (ECVI) publishes, from the land registries' records supplied by the Colegio de Registradores, figures for each of Bilbao's 46 barrios: the number of home sales registered in the past twelve months, quarter by quarter, and the mean total price and mean price per square metre built of the free-market homes sold (vivienda libre, homes without public protection), for all free-market homes and for used ones. The map uses the figures for the twelve months to December, which are calendar years. The prices are those declared in the deeds of sales of whole homes. Prices are in nominal euros.

This map is Area statistics, not Observed: official small-area figures blended to stations, because no individual sales are open. Each station blends the barrios its 1.2 km circle overlaps. A barrio's sales are taken to be spread evenly over it, so it counts with its sales times the share of its area inside the circle, and the station shows the weighted mean of the barrios' means: the average price of the sales so counted. Prices per m² and per home are each blended from their own published mean. It is not a median, and not the price of sales at the station itself; neighbouring stations share barrios, so their prices move together. The map has its own colour scales, not shared with maps of individual sales.

The series counts every registered home sale, including subsidised homes (vivienda protegida), whose prices are not in the means, and gives no separate count of free-market sales. So a barrio counts with its sales of all homes, or, for used homes, with its sales times the share that were not new. A barrio's means are published only where it had 30 or more sales in the year; sales in a barrio and year without a published mean are left out, and numbers under 5 are not published.

This is an average of declared prices, not a valuation or a repeat-sales price index. A station's price moves with the mix of homes sold; pick used homes to leave out new building, whose share changes from year to year.

Prices require at least 5 sales, so counted, in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart). No middle-50% range is shown, as the series gives no quartiles. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.

Area

The map covers the municipality of Bilbao: its 8 districts and 46 barrios, as Eustat draws them for statistics. The barrio figures cover only the city, so stations beyond it, where the Metro, Euskotren and Cercanías run on along the estuary and inland, are not shown. The ECVI gives five neighbouring municipalities (Barakaldo, Basauri, Getxo, Portugalete and Santurtzi) one figure each, without barrios; they are not on this map. The Go-to buttons open the map centred on a neighbourhood.

Stations and distance

Stations come from Moveuskadi, the Basque Government's public transport data (timetables of 30 October 2026): Metro Bilbao's lines 1 and 2, Euskotren's trains (including line 3) and the Bilbao tram, and Renfe Cercanías' Bilbao lines C1 to C5. The Artxanda funicular is left out. A station's platforms count as one station, and stations of different networks within 250 m are one interchange, such as Abando (with Concordia), Zazpikaleak/Casco Viejo and San Mamés. Metro Bilbao renamed Moyua station Eliptikoa in July 2026; the map uses the new name. Lines are drawn along the timetables' routes.

The network is as of 2026, including when you view older prices. It does not reconstruct openings, so a station opened recently shows prices from before it opened.

Time

The barrio figures run from 2010 to 2025, dated by registration, on average about 45 days after the deed. The windows use complete calendar years, 2014–15 to 2024–25, so changes are measured from 2014–15. In 2014 sales were few and many small barrios had no published mean (23 of 46 had one, holding 90% of the year's sales), so the first window rests on fewer barrios.

駅はバスク州政府の公共交通データ Moveuskadi(2026年10月30日の時刻表)から取る。
