What a price is here

Neither county publishes sale prices, so this map reads them from the assessors' yearly rolls. Under Proposition 13 a home is reassessed when it changes owner, and California law presumes its purchase price to be its value (Revenue and Taxation Code § 110(b)). The prices here are therefore the values the San Francisco Assessor-Recorder and the Alameda County Assessor recorded at each sale, presumed by law to be the purchase price, not prices read from the deeds. They are in nominal US dollars.

Neither roll says when a value was last reset, so each roll, made on 1 January, is compared with the year before. A sale is a home whose latest sale (San Francisco) or latest transfer document (Alameda) was recorded in the year before the roll and whose land value was reset, rather than carried forward or carried forward with that year's inflation factor. A home sold in January–June has had one year's inflation factor (2% or less, set by the State Board of Equalization) added by the next roll, which is taken off again; a home sold in July–December shows its price as it stands. The rolls themselves confirm this: taking the factor off turns most January–June values back into whole thousands of dollars, as prices usually are, while July–December values already are. Where a value is a whole number of thousands only the other way, that is used instead, and where most of a roll's January–June values already are, as on Alameda's 2023–24 roll for the sales of early 2022, no factor is taken off that roll. Transfers that are not reassessed, such as between spouses, into a trust or from parent to child, are not sales and are not counted.

A few transfers that are not market sales may still slip in: gifts and inheritances outside those exclusions, foreclosures and other forced sales are valued at an appraisal rather than a price, an owner over 55 or disabled may carry over the value of a former home (Propositions 60, 90 and 19), and a value cut for a decline in the market may replace the price on the first roll. A home sold twice in one year shows only its later sale, and a sale followed by another transfer before the roll was published (often a move into a family trust) loses its date and is not counted, about one sale in sixteen. Left out: values under $10,000; homes with no building value on the roll; homes built more than a year after the transfer; homes recorded the same day as a land, commercial or apartment parcel on the same Assessor's block or map page, which were probably sold with it, so their value is only part of one price; ten or more homes of one type on one block or page recorded the same day, which are bulk transfers; homes whose value is restricted rather than a price (below-market-rate homes, Alameda's homes with an enforceable restriction and its historical homes, and Williamson Act land); tenancy-in-common and undivided co-operative buildings, whose owners hold shares of a building; parcels new on the roll, which have no earlier value to compare; and parcels without a position.

The map opens on the price per home, the median value of the homes sold, which is what buyers pay but mixes location with size. The Per m² switch shows the median of value divided by floor area instead, for San Francisco only (see Floor areas).

Confidence

Observed: each price belongs to one recorded sale, not a model or an area statistic, but it is the assessor's value at the sale rather than the price written on the deed. In Alameda County, the values of the homes sold from April 2023 to December 2024 were checked against the values the County works out from each sale's transfer tax: they match closely (see the coverage figures above).

This is an observed sample of sales, not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type, floor area or year built to compare like with like.

Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.

Property types

Types follow each roll's property class (San Francisco) or use code (Alameda). Single-family houses include townhouses and houses in planned developments. Condos are condominium and live/work units, with divided co-operative units, one unit each. 2–4 unit buildings are flats, duplexes, triplexes and fourplexes; each sale is of a whole building, so its price per home is the building's price. Left out are apartment buildings of five units or more, flats with a store or office, manufactured homes, vacant land, commercial and industrial property, and common areas.

Floor areas

Prices per m² cover San Francisco only, using the floor area on the roll of the sale (for a condo the unit's). Alameda's rolls publish no floor area, so its stations have prices per home only. Floor areas under 20 m² or over 2,000 m² and values outside $200–60,000 per m² are left out of prices per m². Square feet are converted at 0.0929 m².

The floor area filter, per home too, counts only sales with a floor area, and the year-built filter uses San Francisco's year built: both leave Alameda's stations blank. Each San Francisco station shows the median year built of the homes sold.

Area

The map covers the City and County of San Francisco and Alameda County, whole. The area list follows San Francisco's Analysis Neighborhoods and, in Alameda County, the cities and census-designated places of the US Census Bureau, grouped by the County's four planning areas (North, Central, South and East); the rest of the county is one area. The name under each station is the area around it. The bay, the ocean, lakes and reservoirs are cut out of the land with the Census Bureau's area water, and the Farallon Islands are left off. The area list shows the areas that have a station. The Go-to buttons open the map centred on a neighbourhood or city.

Stations and distance

Each sale is placed at its parcel's centre (in Alameda, a condo without a parcel shape of its own at its building's). Each sale counts at the nearest station within 1.2 km in a straight line, across water too; sales further than that from every station are left out. Stations just outside the two counties, such as Daly City, El Cerrito Plaza and Bayshore, take the sales nearest them but are not shown.

BART stations come from BART's timetable (GTFS), grouped by station, with lines by colour; Caltrain stations from Caltrain's timetable (only San Francisco and 22nd Street are in the two counties); Muni Metro light rail, F line streetcar and cable car stops from SFMTA's timetable, where the stops of one name or one street corner within 400 m are one stop. A Caltrain station or Muni stop within 250 m of a BART station (or a Muni stop near Caltrain) is joined to it as one interchange, which shares one price area under the BART or Caltrain name: the Muni Metro platforms under Market Street join their BART stations, for example. Lines are drawn from the timetables' shapes.

The network is that of the timetables downloaded in October 2026 (BART's and SFMTA's cover the summer of 2026), including when you view older prices. It does not reconstruct openings: the Central Subway (Chinatown–Rose Pak to 4th & Brannan) opened in 2023, and Warm Springs / South Fremont in 2017, so their older prices are from before the trains came.

Time

San Francisco's sales run from January 2014 to December 2024, from its rolls of 2015 to 2025; Alameda's from January 2019, from its rolls of 2020–21 to 2025–26, as its published rolls start in 2019–20. Alameda's stations therefore have no prices before 2018–19, and that window holds 2019 alone. The comparable windows use complete calendar years, 2014–15 to 2024–25; sales of 2025 wait for the 2026 rolls, so the 2024–25 window holds 2024 alone. Changes since 2014–15 cover San Francisco only.
