What the prices are
This is a Low confidence map. Maryland records the price of each home sale, but no open record of sale prices over the years has yet been found for Baltimore: the State's Property Sales layer (Maryland iMAP) holds only the latest twelve months, the Department of Assessments and Taxation's property data each parcel's last transfers, and the Department of Planning's yearly sales files (2017–2025) have been taken down. Until one is found, the prices here are not recorded sale prices but the property values that lenders reported to federal regulators under the Home Mortgage Disclosure Act (HMDA) for the home purchases they financed: the value the lender relied on in making the loan, an appraisal or the purchase price, rounded to the midpoint of its $10,000 band.
A station's price is the median of these values in the census tracts around it. HMDA gives each loan's census tract but not its address, so each purchase counts at a station with the share of its tract's land that lies inside the station's 1.2 km circle, as the Finnish maps blend postal code areas: a tract half inside the circle counts each of its purchases as half. The station shows the weighted median and middle 50% of the values, and the weighted number of purchases as its count of sales. Nearby stations share tracts, so their prices are smoothed alike, and a purchase near several stations counts at each.
Values are per home, in nominal US dollars. HMDA records no floor area or building age and does not tell houses from condos, so there is no price per m² and no property filter; a station's median moves with the mix of homes bought. Never compare these values on one scale with the observed sale prices of other maps.
How close it comes to sale prices
Where recorded sales exist, these values track them closely. In Denver County, HMDA's yearly median ran 1–5% above the median of recorded sales in 2018–2025, and rose 34.5% from 2018 to 2024 against 36.9% for recorded sales. In King County (Seattle), it ran 0–2% above and rose 37.8% against 39.9%. Blended by tract around the Seattle map's stations in the same way as here, HMDA's station prices came within 10% of recorded sales' in 91% of station windows (Denver 93%). Against those maps' own station medians, where each sale counts at its nearest station, the median difference was +3% in Seattle and +4% in Denver, with half the stations between about −3% and +15%; most of that spread comes from blending by tract, not from HMDA.
Who is counted
Counted are originated loans for a home purchase, first liens, on site-built homes of one to four units (houses, townhouses, condominium units and buildings of two to four homes), with a property value of $10,000 to $20 million, for the buyer's principal residence. Not counted: purchases paid in cash, which HMDA does not record (in Denver and Seattle, mortgaged purchases were about 70–80% of recorded sales); loans by lenders too small to report; second loans on the same purchase; manufactured homes; buildings of five or more units; and, by default, second homes and investment purchases. The coverage notes above say how much adding those would change.
Prices require at least 5 weighted purchases in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more purchases is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few purchases, never a zero price.
Time
HMDA's public data has property values from 2018, so the map starts in 2018–19 and changes are measured from there. The windows 2014–15 and 2016–17 are kept so that every American map has the same periods, and are empty here. Windows are two calendar years by the year the loan was made, to 2024–25 (2025 from HMDA's snapshot of March 2026). HMDA places loans on the 2010 census tracts until 2021 and on the 2020 tracts from 2022, and each year is blended on its own tracts; where tracts were redrawn, a station's price can move a little at 2022 for that reason alone.
Area
The map covers Baltimore City (an independent city, outside any county), Baltimore County and Anne Arundel County, as Light RailLink's southern stations and the MARC stations at BWI, Dorsey and Odenton lie in the last. Areas are the Census Bureau's places (2024), listing census-designated places such as Towson and Catonsville because Baltimore County has no incorporated municipality; each is listed under the county holding most of it, and the rest of each county is its unincorporated remainder. The area filter lists the areas with a station; every place is outlined and named. HMDA's loans are read for the three, and also for Howard and Prince George's counties, which are not on the map but whose tracts the circles of the MARC Camden Line's St. Denis, Jessup, Savage and Laurel Racetrack stations reach; no circle reaches a tract beyond those. Lakes, rivers and bays larger than about 0.5 km² are cut from the land.
Stations and lines
Stations come from the timetables (GTFS) of the Maryland Transit Administration (MDOT MTA): Metro SubwayLink (14 stations), Light RailLink and the MARC Penn and Camden lines. MARC's Brunswick Line never enters the area, and MARC stations beyond it (Edgewood, Aberdeen, Perryville and others) are not on the map. Platforms count at their station. A station of a later network within 250 m of an earlier one (the order is Metro, Light RailLink, MARC), or of the same name within 400 m, joins it and shares its price area: Penn Station (Light RailLink and MARC), Camden Station (Light RailLink and MARC) and Lexington Market (Metro and Light RailLink). Station names are the Administration's, in title case; the MARC station at BWI is "BWI Rail Station". Lines are drawn from the timetables' shapes.
The network is as of November 2026, including when you view older prices. It does not reconstruct openings, closures or renamings.

Penn Station(ライトレールと MARC)、Camden Station(ライトレールと MARC)、Lexington Market(メトロとライトレール)がそれにあたる。
