Prices and comparisons
Prices are medians of the home sales recorded by Allegheny County, in nominal US dollars. The map opens on the price per home, the median sale price of the homes sold, which is what buyers pay but mixes location with size. The Per m² switch shows the median of sale price divided by floor area instead, from the sales whose parcel has a finished living area in the Office of Property Assessments' records (see Floor areas).
Sales are the County's property sale transactions: every sale recorded since 2014, with its price and the County's sale validity code, which says whether the price represents the market value of the property. Only sales the County codes as valid count (code 0, valid sale, and PV, a valid sale of land under preferential assessment). Left out are all the other codes: multi-parcel sales (several parcels for one price), love and affection sales between relatives, sheriff, treasurer, government and bank sales, court-ordered and short sales and resales of foreclosures, quit claims, corporation transfers, estate sales, sales to or from exempt parties, sales with too short or too long a time on the market, corrective deeds and duplicates, sales not yet analysed, and the rest. Also left out are valid sales under $10,000 and deeds of several parcels together (a condo unit sold with its own condo garage unit would count as one sale of the unit; there are none). The codes are the County's own and may change as sales are reviewed; how many sales are coded valid varies from year to year (see the table).
This is an observed sample of sales, not a valuation or a repeat-sales price index. A station's median moves with the mix of homes sold, so pick a property type, floor area or year built to compare like with like.
Prices require at least 5 sales in a two-year window. With 5–9 a price is marked indicative (a hollow dot on the map and the chart) and no middle-50% range is shown. Where dots overlap, the station with more sales is drawn on top. The highest- and lowest-price rankings list only station areas with at least 30. Change comparisons require at least 20 in both windows. These practical thresholds do not establish statistical confidence. A dash means too few sales, never a zero price.
Property types
Types follow the Office of Property Assessments' land use code, as of October 2026, for residential parcels. Single-family houses are single-family homes, townhouses and rowhouses. 2–4 family houses are two-, three- and four-family houses; each sale is of a whole building, so its price per home is the building's price. Condos are condominium units, one unit each.
Left out are the other land uses: vacant land and builders' lots, mobile homes, condo common property and garage units, and commercial property, which includes apartment buildings of 5 units or more and flats over shops. Because the assessment records are current, a parcel is typed as it is now: a sale dated before its present building was built (the land, or a building since replaced) is left out.
Floor areas
Prices per m² use only sales with a floor area: the finished living area the Office of Property Assessments records for the parcel's main dwelling (for a condo, the unit), measured from the outside and as recorded now. Square feet are converted at 0.0929 m². Sales with a floor area under 20 m² or over 2,000 m², or a price outside $200–40,000 per m², are left out of prices per m² only.
The floor area filter, per home too, counts only sales with a floor area. The year-built filter uses the assessments' year built, and each station shows the median year built of the homes sold.
Area
The map covers Allegheny County: the City of Pittsburgh, shown as its 90 neighborhoods, and the county's other 129 municipalities, from the Census Bureau's county subdivisions. The area filter lists the neighborhoods and municipalities with a station, in two groups, the City of Pittsburgh and the South Hills; each station shows its neighborhood or municipality. The Allegheny, Monongahela and Ohio rivers are cut out of the land with the Census Bureau's area water. The Go-to buttons open the map centred on a neighborhood or town.
Stations and distance
Each sale is placed at its parcel's centroid (WPRDC's parcel centroids of March 2025) and counted at the nearest station within 1.2 km in a straight line. The rail network is small, so most of the county's sales are further than that from every station and are left out: the map covers Downtown, the North Shore, the slopes south of the Monongahela and the South Hills.
Stations come from Pittsburgh Regional Transit's timetable (GTFS): the T light rail's Red, Blue and Silver lines and the Monongahela and Duquesne inclines, each with its lower and upper station. The busways carry buses and are left out. A T station's two platforms are one station. Stations of different networks within 250 m are joined as one interchange, which shares one price area under the T station's name: the Monongahela Incline's lower station with Station Square. Stops where no train picks up or sets down are left out. The T follows the timetable's routes; the inclines, which have no route shapes, are drawn as a straight line between their stations.
The network is as of October 2026, including when you view older prices. It does not reconstruct openings, closures or renamings.
Time
The sales run from January 2014 to October 2026, dated by the sale date. The comparable windows use complete calendar years, 2014–15 to 2024–25; 2026 is held back until it is complete. Sales reach the records only once their deed is recorded, which can take months.
